Great service! The best part is Brandl was willing to customize home as per our desire. Stephanie was very professional, patience in understanding our asks and brain storming with us in every detail, making sure we sit within our comfortable budget by giving great suggestions in every step of the process like a friend/family member, she would catch almost everything before we notice it. Big John, he is just on top of the work pays attention to every detail what we asked for and very responsive.
We would highly recommend Brandl for ur new home. -
Becca our consultant was tha best, even after we took possession she was still there for us. We expected delays and headaches because other family members that have built with other companies said it would be inevitable, but we pleasantly were not and though stressful it was easier than we thought. I highly recommend Brandl Anderson.

If I could give zero stars that would be more appropiate.
Brandl is not great to work with nor is their work quality. Siding has fallen off multiple times, flooring is uneven, dishwasher was installed wrong, pipes going to the laundry room freeze when the temp drops belwo zero (insane!).....there are so many reasons but the latest really gets to me.
We have not even been in our house 4 years and have had AC issues lately. Called a professional out to look at it. We have a 2 ton unit AC, given our home size we are being told we should have had at least a 3 ton installed. The kicker is all the coils for the unit are installed for a 3 ton so they knew that is what we should be getting. I'm certain Brandl will not help as us we are past "warranty" however I would think since they installed the wrong unit from the beggining they would. Buyers beware. Not a great company. -

Bought a new home recently from Brandl Anderson in Lakeville and couldn't be happier.
Megan from sales was simply awesome and one of the easiest folks to worked with. All her interactions were very professional, treated us with respect and took care of any requests we had prior to closing in an efficient way. Even went above and beyond to help with a small financing roadblock we had close to closing date to ensure things went smooth and we were able to close on time.
Big part of buying a home involves being able to rely on warranty support post closing and Mike from their warranty team has been fabulous. We've had few minor issues to be addressed and one urgent one with plumbing. He called back within minutes of raising an emergency request, mobilized the plumbers and the cleaning crew within an hour of reaching out to ensure the emergency was addressed. All other minor issues we reported were taken care of in a prompt and quick fashion.
Would definitely recommend them in future and can say that with Megan in sales and Mike in warranty you're in good hands overall. -
We had Brandl Anderson build our "new" house on our existing property 26 yrs ago. We loved our house then and love it still today. Most of the appliances are still original, the frig and dishwasher being the only ones replaced.
The workmanship was excellent. The communication was outstanding. -
Each step of the building process went smoothly because of the professionalism of Brandl employees and subcontractors. From choosing the design elements to the walk through at the end of the process, we felt that we were heard. The construction manager was patient and thorough, explaining the construction details and the mechanical, electrical and plumbing. Building over the winter leaves us with unfinished landscaping but I am looking forward to its completion and know that this work will be finished with the same attention to detail.

The warranty department never reached out so that was a lie. I did manage to fix my garage and HVAC issues without then, though I should. It need to

I emailed the warranty department 8 days ago and have had 0 response, so don't believe the owners response. I'll soon be posting this to FB and BBB and anywhere else so other know to avoid these guys. As my house continues to experience issues(and let's be honest based on the below trends I'm going to have issues every month or so) I'm going to continue to update this review
One thing to note is the issues below isn't a complete list of everything that went wrong either. Many other things I fixed on my own as it is frustrating to continually have to work with the warranty department who never responds or uses the worst contractors and then blames them when one request takes 6 visits to fix.
Original Review
Current Issues (August 2020):
• HVAC Humidistat currently reads 80-85% at night despite thermostat reading 50% and other independent devices reading 46-52%. Two trips in and this is still an issue. Pictured attached to show the difference.
• Garage randomly floods after rain storms. Pictures attached.
• Siding has gaps and slides around and doesn't appear to be installed correctly. Picture attached as well.
Historical Issues:
July 2019
• AC doesn't work during home inspection. I find out it was wired incorrectly.
• Hot water heater doesn't work day of move in. It was installed incorrectly and had to be replaced.
• Carpet upstairs is pulling away, edges of carpet not stretched properly.
August 2019
• Carpet in main floor is ripped up to run new HVAC to master bedroom as it was run improperly causing bedroom to not get AC.
• Disc lights have gone bad in the main floor.
• Disc lights have gone bad in the basement.
• Disc lights have gone bad in the kitchen.
• Unable to make food for a weekend as the stove had no power due to a faulty GFI in the kitchen.
September 2019
• Carpet was improperly reinstalled after HVAC issue. Main floor living room carpet has to be replaced.
• Drainage pipe was sticking out of the yard was told this would be resolved after landscaping was complete (Landscaping finished August 2019)
October 2019
• Drainage pipe still not addressed. - After asking about this multiple times it is finally resolved late October.
• Disc lights that were replaced start going out as well.
• Hot Water heater stops working again. Sensor has to be replaced.
• Porch disc lights begin going out and tripping breakers.
• I leave poor review of Brandl due to the amount of issues experienced thus far
• Brandl calls my wife and expresses anger at the review I left. Blames all of their contractors and takes 0 responsibility for any of the issues the house has.
November 2019
• Brandl replaces disc lights with brand I purchased from Amazon instead of continuing to use faulty ones over and over.
January 2020
• Guest bathroom tub pipes freeze multiple times due to no access vent in the laundry room (as required).
February 2020
• Upstairs bedroom 15-20 degrees colder than the rest of the house. Area of the garage was not sealed properly and had to be addressed to resolve this issue.
• Laundry Access Panel is added as required.
• Vinyl repair needed for nails coming up out of the bathroom floor.
May 2020
• Gutter has to be caulked as the connection pieces were never caulked.
June 2020
• Outside spigot has to be fixed as no water came would come out.
July 2020
• Gutters have to be fixed again as Brandl contractor stuck a giant ball of caulk in the gutter as the fix to the issue.
Bottom line: At this point if I could somehow walk away without a loss, I would. I regret buying this house, I regret giving this company a dime, and I will continue to talk to absolutely everyone and anyone about my experience in the hopes that they avoid this builder at all costs. -
Review at week 1.
Customer service was great during the process, but craftsmanship really isn’t there. I don’t think the floors were cleaned before carpet was laid, I can feel it all underneath my feet when I walk. There were staples left on the carpet I stepped on (on the stairs), paint spills not cleaned, bad caulking and silicone jobs, holes in trims not patched, missing vanity trims...just all around no attention to details.
There’s still an error on our hvac system that warranty wrote up we still have not heard back from the vendor.
Review at week 5.
Taking the stars from 3 to 1. Very unresponsive warranty and found out that our water line was not corrected when we brought this up during the build process. Our HVAC system is still in error and that was in the warranty walk through contract and never fixed. Still waiting and my family is experiencing very random temperatures all day long and we cannot control the thermostat. This unacceptable because we have 4 small children either waking up in sweat due to it being 90 degrees in the house or freezing cold at 60. Our realtor has been trying to get a response as well and nothing. I’m sad to say customer service was great during but after close it’s so hard to get a hold of someone at all. -
From our initial meetings to after move-in our experience with Brandl Anderson personnel was exceptional and we are so pleased with the quality of workmanship and communication. Special shout-out to Laura, our sales manager and Ricky, our site foreman .

EDIT: Updating some areas. Entirely new entries will be marked with EDIT, but this should be considered a revised review.
We purchased a spec home from Brandl and so I cannot speak to the build process but based on conversations with my neighbors the issues mostly arise after the build (ie once they have your money).
First and foremost, Brandl presumably uses the lowest bidder and cheap quality furnishings. Sadly, this is probably expected of builders now, but when you reach a certain price threshold it really should not be, it isnt. Every new purchaser i have spoken with agrees with the disappointment in quality in this regard. I would not call them cheaply made, but I would say that quality is certainly not the first consideration.
Warranty Process: Responses can be slow, no updates on progress. Many of the issues we had we were told could or would not be addressed until our one year warranty check up. This includes a considerable hole(included in pictures) above our kitchen cabinets that we asked to be fixed at our walkthrough. (also not addressed at our walkthrough: garage seal allowing in water (pic), told to address via warranty, still not addressed 11 months later.
My most critical observation of Brandl Anderson has terrible communication practices. Every new home owner is bound to have questions and be extremely eager to have issues fixed and most of all get their final grade and sod. EDIT: We are under a month from our 1 year anniversary in the home and it is very clear that "simple" fixes will be addressed promptly but anything else they just want you to go away and will say whatever it takes to try to make it happen. Once you purchase, Brandl simply does not give AF.
Note to buyers: If you negotiate landscaping do NOT accept the Pearl package. The "Pearl" package will only include a set amount of sod (and a couple trees) and it is almost certainly not enough to cover your new yard. Also, the company they have contracted landscaping with is nothing short of terrible and for this reason alone I would suggest asking for a landscaping credit that allows you to hire your own company. Take it from an entire neighborhood who worked with this company: Find someone else.
Bottom line: I absolutely cannot recommend a Brandl home and would not have purchased one if doing it over. At this point if I could somehow walk away without a loss, I would.
Imagine spending over half a million dollars on a home and the disappointment you feel over poor workmanship and having to fight for obvious issues to be addressed - there is one person to contact who is clearly not on your side and escalation seems impossible.
EDIT: Update on things as we are under 1 month from a year of ownership.
- The steps seem to be fixed, but not in the way you would expect. Brandl kept insisting this was a concrete issue and eventually had the cement walk way replaced. The concrete people seemed earnestly wanting to fix the issue but indicated this wasn't really an issue with their work. It took the concrete folks to call over a framer and put framing straps under the steps to hold them up. I had to ask Brandl to come out and make it look less ugly as big metal straps were pretty obvious.
- I did not mention this before but the stairs between the garage and home have been an issue. First warranty person sent out "fixed" it but a few months later they were once again loose. When Mike was out to look at the garage doors I pointed out the issue with the stairs and literally had to pull the steps out from the wall (which was not difficult) before he would believe me. There is not a vested interest in actually fixing issues, only making you go away.

We have had some minor issues but the Brandl Anderson team have been great to work with.
We would 100% buy a house from Lisa again! She was great to work with and honest.
Ricky, the Project Manager, has always answered our questions and been super helpful. We would work with him again. -
My family just recently got a home built by Brandl Anderson. So, my review is going to be more centered around the building experience and living in the home for a few months. Our home was built pretty quickly and I am genuinely happy about that aspect. In terms of quality, Brandl used the most basic materials to build the home and you can tell when you look for more than a few seconds. The wood trims and walls get dented incredibly easily. The paint on the trim is already lifting and it bubbles very easily when water is splattered on it a few times. The walls are unbelievably cheap. They stain very easily. Slight marks will make a permanent impression. The windows are cheaply built. There’s left over plastic trim all over the windows. The doors have left over holes from the nails and they only do the bare minimum to cover them. The doors honest to God feel like they’re made of cardboard. They’re so light, thin, and get indented very easily. There’s noticeable holes all over the wood trimming on the stair case around the entire house because they get filled with off color filling. We paid over 500k for the house and it’s absolutely not worth the eye watering amount we paid in exchange for the low quality. During the build, we had to pay extra because Brandl Anderson uses the cheapest possible options for things like the toilet and faucet. So you’re kind of forced to pay more for better options. We moved in before our lawn was put in and they did not follow through with the promised finished date. We’ve since been waiting months for the lawn to be installed. While I can understand that things like that take time, we were up charged again for such simple things like putting rocks around the house. The people doing our lawn are so unprofessional that they will take so much time between each appointment. They don’t come on the days promised. When they do they’ll move around our gutters and not put them back in and won’t tell us they removed them. They’ve taken so long that the plants they installed are starting to die and we can’t water them because the ground is incredibly bumpy and uneven because the lawn hasn’t been installed, so we can’t water them. If someone I knew asked me for my honest advice, I would tell them to not use this company to build your home unless you have well over a million dollars cash and are willing to spend that amount to get a nice quality made home.

Cut rate builder with no focus on quality - look elsewhere. We built our house in 2021 with Brandl Anderson in a newer development called Emerald Isle in Rosemount MN, and I wish I could say we are happy with the outcome, but we are not. It's clear Brandl Anderson doesn't care about quality. Only that they slap up a house as fast as possible and move onto the next. We've had dozens of issues since we moved in. Things from our main fridge breaking within 2 years and having to be replaced - and the same with our dishwasher. Floor vents located in the wrong place (in front of doors), having to replace several shower heads and cartridges because they failed, issues with our patio door out of alignment, our kitchen cupboards falling apart, water leaking in under the garage doors, our air conditioner running nearly 24/7 and not being able to keep our house cool and many many more things. Some trivial, some not. To their credit, Brandl Anderson resolved many of these. But two issues that have existed before we took ownership of the house have not, and continue to be problems. The first is our "luxury" vinyl plank flooring. In many areas of our main floor it is pulling apart. In others, it's pushing up and heaving. In the main part of our living room it's like walking on a beach. Not one part of the floor is level. I addressed this with Brandl prior to move in and they said that a truss had bowed and they would fix it prior to our closing (which was 3 days out at this time). I come to find that "fixing" it means they just tore up the LVP flooring and laid down some leveler. So not actually resolving the issue. Since that time I've had 10 or so floor repairs to address issues mentioned above about the floor separating and heaving, and have also had more "fixing" in the form of leveling - that has resulted in an uneven and lumpy floor. This is embarrassing for a 3 year old house and is a byproduct of the quality Brandl Anderson builds their houses with. The other main issue I have is a consistent roof leak that Brandl Anderson has attempted to repair, but has now washed their hands of. Almost any time it rains I have a stream of water pouring from the ceiling of my garage in the same spot. I have reached out to Brandl several times regarding this over the past couple of years and they've now resorted to ignoring me entirely. Not what I would call professional, but I suppose you get cut rate service from a cut rate builder. Unfortunately these houses are still $600k plus so the quality certainly doesn't match the price.
Many of my neighbors who have also built with Brandl Anderson have experienced similar issues where their appliances have died right out of the one year warranty, they cannot keep their houses cool in the summer, their roofs have leaked into bedrooms, sewage drain pipes were drilled into during construction and had other issues with the "luxury" vinyl plank flooring. I actually spoke to a flooring company regarding some of the many issues I've had with my LVP flooring and the rep mentioned that this was a very common issue with Brandl Anderson homes and they are constantly performing repairs on the houses. They mentioned that Brandl should reduce the spacing between the trusses to help with this, but they maintain greater tolerances as it's cheaper. So, again, the bare minimum is what they strive for. I don't think there is a single neighbor in my neighborhood that built their home with Brandl Anderson that would now tell you they would do it again if they had the choice. Many of my other neighbors are much happier and have had far fewer problems with other builders in my neighborhood like OneTenTen and Key Land Homes.
If you're looking for a new house in Rosemount or the surrounding areas consider looking at a builder that you'll be happy with for years to come and will stand by their work. Brandl Anderson is unfortunately not that builder. Learn from my mistake, and please look at other builders for the most expensive investment you will make in your lifetime. -

Our sales rep from Brandl Anderson, Lisa Norton, is a true rockstar! We loved working with her. She and the team listened to our needs and requests and found a way to make it come true.

We had met with other builders but didn’t feel their product, design layout or value for money matched what we were getting with Brandl.

We've been in our new BA home for 3 months now and love it! The quality of the construction is high. (We have built 3 homes before with other Twin Cities builders and are pretty picky buyers.) Our sales agent Lisa was a gem to work with....Always very responsive, friendly and professional. Ricky and John have also been very professional and hard-working, and available to help when we ran into minor issues and questions post-move in.
My husband and I were very intentional and specific about the upgrades we wanted and were willing to pay for (quieter fans, solid interior doors, real wood flooring, more and bigger windows, etc.) My advice to others considering BA is to know what upgrades are important to you (beyond the "included" items listed on the spec sheet for the model you choose) and work closely with your sales agent and designer to get what you want and need. They will help you build your ideal home! -

We moved into our Brandl home 5 months ago, I’ll say that again FIVE MONTHS ago, and we have had issues with leaks, flooring, base boards, paint, walls chipping and overall quality. The materials they use to build and finish their homes are very low quality. The way our walls, baseboards, and the caulking look right now is how I’d expect it to look 5 years after moving into a new built home. I was so excited to build a brand new home for my family and I am so incredibly disappointed with the quality of home we ended up with. They do warranty everything BUT because it’s such low quality materials they have to keep coming back to fix the same things. Soon our warranty will end and we will have to repair our entire home because of their quality. They were the more affordable option and the sales women was wonderful, but we regret choosing them for our builder. -
One month post move-in, very happy with the building process and our new home. Laura (consultant), Ricky (construction manager) and Ashley (design) were all very professional, friendly and good with the details. We had third party inspections at the pre-drywall and final stages and had only a few minor issues which were resolved easily. They use foam board sheathing with metal diagonal bracing rather than the more traditional plywood sheathing on the exterior of the framing, but it is structurally sound and should provide additional efficiency. Flooring, cabinetry, drywall, trim and paint were all done with care and attention to details. Electrical, plumbing and HVAC have been problem-free after a few issues were corrected initially. Good experience overall, and happy to recommend them.
