Before we recommend highly Christopher Cutrell of Green Flag Inspections, we offer a short summary of our background to confirm our considerable experience when it comes to recommendations for house inspectors. My wife and I have bought four houses, including the fourth and last (retirement) house in Tullahoma, TN. We bought our first house near Boston, Massachusetts six months after we got married. That was 1999. We bought a second house as a secondary residence in Payson, Arizona in 2005. We sold the primary residence in Massachusetts to buy the primary residence in Phoenix, Arizona in 2016. This fourth and last house purchase in June, 2024 is the one Christopher Cutrell of Green Flag inspected. In this light, we can speak with considerable experience with four different inspectors in three different states when it comes to recommendations for house inspectors. Although we regarded all prior inspectors highly, Mr. Cutrell stands far out front of the other three, and we acknowledge him with greatest respect.

I’ll start with this. The length of the report is 125 pages! All prior inspection reports for our previous house purchases were no more than 36 pages long. Chris went everywhere and looked at everything short of drilling/sawing holes into ceilings, walls and floors, and his report stated clearly that no professional home inspector would damage what he inspects. He started underneath the house in the crawl space where he spotted a tiny water leak in a pipe, which could have caused significant rot problems, if not repaired immediately. The sellers had it repaired at once before we closed the sale. Chris saved us from a serious and urgent hidden problem. The list goes on. Glancing through his report now, I see his remarks on areas and things that previous inspectors did not look at on our previous houses. Mr. Cutrell is extremely thorough, and that’s an understatement. It comes from his years and years of knowledge and experience. We believe without question our decision to buy the house he inspected was the best decision. It’s a good – sound – house which needs a little tender loving care, and with our “fix-it” list from Chris Cutrell’s inspection report, we know precisely where, how and when to work through it.

Christopher Cutrell is a house inspector extraordinaire. The thought comes to mind. Don’t try to hide “minor blemishes” for the sake of a house sale. Christopher Cutrell will find them, and they are not always minor or a blemish. Although we appreciate the previous inspectors greatly, Mr. Cutrell stands head and shoulders above the rest!

We are so thankful that Mr. Cutrell did our inspection.
We asked lots of questions, on site and by text and phone. He answered courteously and respectfully.
He also promptly provided a thorough report, fully illustrated with numerous photos.
Mr. Cutrell demonstrated his extensive knowledge of construction, along with current building codes and standards. We are very confident in his recommendations, both for buyers and for sellers.

I don't often leave reviews, but after my experience with Mr. Cutrell of Green Flag Inspections, I had to give credit where credit is due. From my 1st phone call with Chris, it became obvious to me that he was interested, engaged & involved in helping me with my dilemma. I'd had 3 other professionals out to my home to try & solve a very mysterious problem & nobody was able to - some even made it worse. Chris was able to quickly work me into his schedule & promised that he would figure it out & do whatever it took to make it right. After a bit of trial & error, he was able to identify & remedy the situation; giving me back my peace of mind. He was able to accomplish what no one else had & I am very grateful to him for that! Chris is an intelligent, conscientious guy who can "think outside the box" & has his clients best interests at heart. Chris was recommended to us by my wife's coworker's neighbor when we were shopping around for home inspectors. Initially, it felt like a gamble (granted, it did with any inspector) - my wife and I are VERY meticulous (we work in fields that require extreme scrutiny) so we were worried that the inspection may not reach our expected levels of nuance, but after speaking with Chris and hearing about his process, we gained enough confidence to give him a shot. Prior to shopping for inspectors, we had compiled a list of questions that - according to Reddit - any good inspector should be able to answer and to what extent. Chris was able to answer all of them and further elaborate on the why's, how's, etc.

Knowledge: Chris certainly has a wealth of knowledge in this field and was able to bring up considerations that we had not made prior to our meeting. He taught us what kinds of questions we should be asking the builder regarding materials, treatment, among other things. We learned a lot from him.

Communication: Chris was very responsive via text/phone; we never had any issues reaching out to him. His completed his report the day after the inspection, which was surprisingly fast considering the inspection was in the afternoon. He was always willing to help answer questions or provide clarification should we come across any.

Performance: Chris was quite detailed and, as far as I could tell, checked every visible feature/function of the house. Roof, crawlspace, attic, every cabinet, drawer, door, outlet, water source, he did it all. At the end of the inspection, he admitted that the house was built quite well and surprisingly did not that many defects or repair requirements compared to his usual inspections, and despite this, his report still had enough detail to fill 72 pages - he documented everything (with pictures too). One thing extra noteworthy was that he was supportive of us following along on the walkthrough so that he could explain what he was looking for along with the why and to give us opportunities to ask questions. From what we found shopping around with other inspectors, this was not typical as most inspectors/companies would prefer you to leave them alone in order to focus or at least hold questions to the end. This particular aspect turned out to be really helpful as we could take notes along the way and get a better understanding of what to take into consideration. It also made us feel like we had a level of agency and involvement throughout the process.

In summary, Chris from Green Flag Inspections was excellent to work with (at a competitive rate at that) and I would highly recommend him.

Chris is incredibly professional and transparent as an inspector. He’s been our inspector for 2 prospective homes so far and both times we appreciated the great focus on detail.
