We have been in our new Ivory Home for a couple of months now and we absolutely love it. We are so grateful for our sales associate Jason McGuire and the patience he showed with us as we had gone back and forth on which location and floorpan was the best fit for us. Jason walked us through the the different plan and communities and shared his different insights on each of them. We are glad we decided on the community and floor plan we have and look forward to the many memories we will have in our new home! We are so happy with our home.

I’ve really enjoyed working with Ivory Homes! Our new house is beautiful. The building process went smoothly. We ran into a couple of small issues that were taken care of really quickly and easily. Ivory’s realtor, Cody, was super great to work with. He’s friendly and personable and very transparent. He had a lot of suggestions and advice on the home building and designing process and is just a super cool dude. The superintendent, Darrus, was quick to respond to our questions and concerns and was always so nice. Overall, a super great experience!

Ivory Homes did a fantastic job at building our forever home. The whole process was quick and easy. It's a beautiful well built home that will last us a lifetime. Not to mention, the quality is like no other. If we ever had any issues, they made sure to fix it immediately and made sure everything went smoothly. I can't recommend them enough!

We loved building with Ivory Homes, and working with Tracie. They were flexible, honest, patient, and on time! We feel like we got an amazing price on a very high quality home with beautiful finishes, and the process was actually easy! Tracie was the best Realtor we’ve ever worked with. She was fun, helpful, and super responsive. Her attention to detail and support were extremely helpful. We LOVE our home and if we ever leave it, we will build with Ivory and Tracie again!

We contracted for an Ivory home in Daybreak during July of 2020. Since there were so many houses being built in South Jordan and Daybreak the permit process took about 4 months. This significantly added to the construction time, but there was not anything that could be done. Construction started in January of 2021. The projected completion date was June end, but timing-wise we were right in the middle of the materials and worker shortages that were so prevalent during 2021. We were fortunate that most materials were available as needed except for our appliances, which were delayed by about 2 weeks. Since the dishwasher was delayed even further, Ivory found an upgraded model that was in stock and installed it at no extra charge. During the construction period, house prices skyrocketed. Many builders canceled existing contracts and put the houses back on the market at higher price points. The price of our house went up about 20% during the construction period. Fortunately for us Ivory honored the original contracted price, because we could not have afforded the house at the new price. We certainly would have liked the home to be finished earlier, but Ivory earned my complete respect by honoring the original contract price when they would have been perfectly within their legal rights to cancel it and request more money like many other builder were doing. Our sales manager, Tim Sweat, and our construction supervisor were very professional and responsive to my many calls and requests. We've been in our home now for about 7 months and we're very pleased with the way it turned out.

We have been thrilled with our Ivory Home! We love the layout, quality of flooring, counters, interior doors, wall texturing and paint. The project manager was excellent to work with and our final walk through and inspection was very detailed and all aspects of our home were explained to us. Our realtor, Tim Sweat, was absolutely the best. He was extremely prompt in emailing us plans and information regarding home and lot options, financing and scheduling information and product specs. He kept us up to date on the progress of our home as it was under construction and answered all of our questions. He was an excellent resource at our walk though having experience with construction and paint. We love the added benefit of full landscaping and sprinkler system as well. We would definitely recommend Ivory Homes to anyone looking for a new home. We could not be happier with our home and all of the people that we worked with.

Everyone at Ivory was very helpful in helping us make our house decisions. Our whole family was able to help design our home and they made the building process very easy and enjoyable for us, overall we had a great and positive experience. Tim Johnson was a very helpful sales agent, he gave us many great suggestions. I cannot wait to see our family's finished home!

I had a great experience working with Ivory Homes. My sales rep Tim was awesome! The whole process did take a pretty long time, but in the end it was well worth the wait. I got the exact house I wanted, and am so happy how it turned out. The finishes all look so good. Love my floors, countertops, everything. So glad I did a new build, and so glad I went with Ivory Homes.

I believe that Ivory is a good homebuilder, that the homes look nice, and use quality materials. However, I wish that my wife and I were less anxious to buy a home when we did. We bought a move in ready home. I would not buy our home if I had to do it over again.
The good: Our house looks nice on the outside and is in a good neighborhood. Our house is more than large enough for our family. The master walk in closet is like another room. Our house seems to be built using quality materials (14 months in). We liked the model, square footage, countertops, cabinets, and separate shower and tub in the master bedroom.
The bad: Our lot is on the bend of the road, so the lot is somewhat wedge shaped, and gets narrower towards the backyard. The house was built on the lot so that the front yard is larger than the back and isn't evenly spaced on the sides. The back, East corner of our house is very near the community path next to our lot. The house is North facing, with a very pitched roof, and a sloped driveway. This combination means the sun barely touches the driveway all winter and is always icy. The very pitched, very high roof is hazardous when I hang Christmas lights. Our house is a rambler. With the really high roof line, I may have to think about potential uses for the attic, because it's a huge amount of wasted space. Because it was a move in ready home, we couldn't make any changes. It seems like a few corners were cut on small conveniences that I would really like, like a side door out of the garage and outlets in the eaves for Christmas lights. The basement is unfinished. Maybe this is standard, but there are very few lights downstairs and only one outlet. The basement (which is half our square footage) is almost unusable for anything except storage until we can finish part of it. The laundry room seemed okay at first, but it's very small once you put a washer and dryer in there. We have an HOA. I have always heard people complain about HOAs and now I understand. We don't pay much, but seem to get virtually nothing in return other than inconsistent harassment. There is a community path next to our house so the kids can walk to school, and they haven't shoveled it once all year. For a few months in the Summer, the HOA very poorly maintained our small community park. For the combined yearly HOA fees of our neighborhood, I could easily mow the park and maintain it, and we wouldn't have to deal with the HOA picking and choosing what they will enforce, and who they will harass.
If I could do it over, I would build a new home, or at least be more careful with the move in ready home that I chose. If the home that we purchased was placed better on the lot, with a lower roofline, with a side door from the garage, Christmas light outlets, and a 3 car garage (like almost every other house in our neighborhood), then I would be much happier with our decision to buy from Ivory. -
Working with Ivory on buying our home couldn’t have gone smoother. They were accommodating on our work schedules, took time to explain the home buying process with us since it was our first time buying a home, and got everything done with the house in a timely manner. Cody wells was our realtor and he was an amazing help through the whole process. He ensured all of our questions were answered, made sure we were updated with the progress of the house (as it was a new build), and had great attention to detail with the home to ensure it was up to a certain standard of quality. Cody and Ivory made this entire process very easy and we couldn’t be happier!

We used Ivory Homes to build our first home. The process of communication was very clear and professional. Our Ivory Agent McKell was an incredible liaison, and was attentive to our needs and requests through the process. We are so happy with how our home turned out- we loved the design process and how many options we could choose from to make our home feel personal to us. They also offer great incentives and deals for first time home buyers, which was a nice added bonus. We love our new home and would recommend Ivory Homes to anyone looking to build!

Sad but true.
Ivory had us move in to our new home before they were finished with many small items. They got all their MONEY 💰 and they haven’t come back to finish the leftover items. To me, if they would at least call or follow up in some way, I could handle it. Instead, I get crickets 🦗. -
Delayed build for months on end. Interest rates doubled during that time. Yard sunk in at least 3 times leaving a large hole for months on end. This delayed their landscaping but don't worry their landscaping flooded the basement and they did not consult me on what they were even going to do. That flood, they decided to pay out a couple hundred dollars to basically to get me to shut up I guess. Cement in the garage rocks when you step on the edge. They said unless it cracks it can rock all it wants. Grading in the backyard was not correct. Window wells not correct. Lots of nail pops throughout the home. Bent partially blocked HVAC duct work. This is the 3rd new home I have built and the worst experience out of the three. They are extremely hard to work with once they have your money. Before they have your money they are roses. I mean I have a house for a decent price so there is the good part. Also it is clear with their Google page they make a lot of them to avoid bad reviews following them. Cool trick to have your agents post 5 star reviews (yes my agent did so) but then avoid actual customer reviews.

Ryan Miller, the Superintendent over in Big Willow Creek Estates in Draper Utah is amazing! He goes above and beyond for the subcontractors and homebuyers. He deserves a raise!

HIGHLY recommend that you AVOID building with Ivory Homes. We had a positive experience with the design phase of our home. However, we were shocked with the state of the home when we closed. We hired an independent inspector to make sure the home was safe for us to live in. He found 23 concerns, several potentially dangerous for our young children and one a serious code violation. We soon found that many neighbors were having similar experiences, some worse. Response from Ivory was deplorable. Our experience with Ivory has been so stressful and overwhelmingly negative. Ivory Homes tries to be the number one home builder by producing as many homes as possible instead of building quality homes. Please save yourself and find another company for your new build.

Dream Home
Everyone hopes of one day owning their dream home. Ever since we purchased our first home, we have been mentally composing a list of all the things we wanted in our dream home. Over the years, we have looked at many houses that we liked, but didn’t LOVE. We didn’t want to settle for something we didn’t truly love. Since my husband is an architect, the plan was always for him to take our list, and design a dream home that was beautiful, functional, and perfect.
For fun, we went to look at the Ivory homes being built nearby, not thinking we would find a location and a home layout that was exactly what we have been dreaming of for years.
We wanted a home that would take care of our family’s current needs and as our family continues to grow and change. The size and layout of our new Ivory home will take care of us now and long into the future.
I can hear the laughter of my small children echoing off the vaulted ceiling in the great room as they play and grow. I can see my teenagers gathered with family and friends in the loft, and then retreating to their own private spaces. I can imagine them gathered around the dining room table with their own families, showing my grandkids how to slide down the same banister that they did before tucking them in to bed in the rooms they used to sleep in.
Ivory made us a home that checked every box on our list. It is functional, beautiful, and perfect!
We didn’t have to design our dream home, Ivory did it for us!
Now we just need to fill it with the perfect furniture! -
I had an extremely positive experience with Ivory homes and my agent Tim Sweat. They built me a great home right on the lake in Garden Park South Jordan I checked on it every day during construction and they were quick to fix any problems I’m especially excited about the hard work Tim did to get me the black frame windows I wanted. He was also very helpful when I had to change mortgage companies at the last minute. I feel this is a great house for the money I couldn’t be more pleased with their help and professionalism.

#1 My house caught on fire 2 weeks after moving in 🔥 🔥 🔥
#2 The confrontational “Customer Care Manager” lady denied my warranty repairs after her service manager promised he would complete for the last 7 months and the denied all repairs right when my 1 year warranty expired (highly questionable retaliation act from fire incident).
#3 Extremely cheaply built home and even poorer finish. Floors, cabinets and tile work were falling apart 2 month after moving in that I paid out of pocket to fix
🚨 Stay far away! These are not Ivory Homes from 10 years ago. These are highly flammable Cracker Jack boxes. 🏡 🔥
