As a senior citizen, I found the thought of furnace repairs or replacement daunting. Tim came out the next day, carefully inspected my 29-year-old furnace, and discussed the results with me so I could make the best decision. Rob quoted me a very reasonable price, and my new furnace was efficiently installed the next day! Overlake Heating & AC took the work and worry out of my hands with just one phone call. They were friendly, prompt, coordinated and obviously very experienced. Good people!

I had reached out to Overlake Heating and Air Conditioning for exploring air conditioning options for my house. I was extremely impressed with the owner Robert's in-depth knowledge, the comprehensive assessment he performed on the existing system, and recommending the right cooling solution for the house at a very competitive price. Throughout the process, he was very accessible in answering all questions and evaluating all options to ensure the homeowner makes a very informed decision. Overlake Heating and Air Conditioning will be my first consideration when I am ready for new HVAC installation.

Installed central A/C and replaced furnace with Overlake Heating. Great experience from the beginning to the end. Robert who came for an estimate explained everything in detail and gave a lot of useful information, which even changed my plans from heat pump to A/C. The installation team was professional and friendly, they completed the work in few hours (with A/C fill-up next day), and did a very neat and clean job. They also patiently answered all my questions (and I asked a lot of them). Overall very pleased with the process and the result. No hidden fees and very competitive price. Highly recommend this company.

My furnace stop working two weeks ago. After terrible experiences with another company, furnace still stay dead. My neighbor referred me to Overlake Heating and Air Conditioning, 2 service tech came today and fixed my furnace immediately on the spot. Highly professional, honest, very helpful. I rarely write reviews on businesses good or bad but felt the need to this time. Having my furnace stop working, I like most people took to the internet. After several underwhelming calls to other shops I called Overlake Heating & Air Conditioning. I was initially greeted by Jason in the parts department and then Heather in scheduling. Instead of complaining of staffing and supply chain issues they both asked me how they could help. Within 2 hours I had a service tech at my front door. Having had furnace repairs done in the past, Gary was by far the most knowledgeable and efficient tech I've ever dealt with. Although I hope I don't have to use them again, Overlake is the only company I will ever call if the need arises. They are deserving of a very appreciative 5 Stars.

This was my first experience having a Furnace & Thermostat replaced and Overlake made it super easy. From the time Rob came out to quote, there was no pressure and didn't try to oversell me on anything. He recommended a couple options, straight forward pricing, I chose one and it was in the next week. Tech's were on time, knowledgeable, respectful and overall great to work with. I would recommend them to anyone.

We've had our furnace serviced by Overlake for about 2 years, they have been very professional, and when I've called with a question or small troubleshooting they have attempted to resolve it over the phone (when they see it's probably not necessary to send someone out to do a diagnosis). Other companies are very quick to send out their technician, even if the problem can be resolved with a quick over-the-phone answer, so that you end up paying $100 just for the 30 minute visit.

Most recently we had Overlake replace our 23-year-old furnace, they were very quick to respond and give us thorough and knowledgeable advice, even answering our evening texts. The technicians were very professional and respectful... You can tell they know what they're doing with efficiency. They're quote was not the most expensive, and also not the cheapest, but definitely the best value and best warranty.

All in all, we were very pleased and relieved to have our heat back during the coldest time of the year. We truly recommend Overlake Heating.

I highly recommend Overlake Heating. Our furnace stopped working. Initially, I had a different company come out and they convinced us we needed a new furnace. I called Overlake Heating because I wanted to get a second bid for a new furnace, and they sent Roy. He is knowledgeable, experienced, and easy to talk to. He quickly diagnosed that the problem was a blown capacitor and soon had us up and running again. The price was fair. Also, if we HAD needed a new furnace, Overlake’s prices were almost HALF what the first company had quoted us for essentially the same furnace.

We had been considering a central A/C system for our home for several years and finally made the decision to have one installed in the Spring of 2021. Little did we know that our timing for the installation was perfect as a heat wave occurred just a month after our A/C system was installed and operating. We spoke to several HVAC companies and received a few estimates. Rob, the owner of Overlake Heating and Air Conditioning stood out. From the the first phone call Rob was professional and very knowledgeable on the options available to us for our home. After asking relevant questions, he presented the best system for our specific needs and quoted a competitive price. He never tried to upsell us on features or "add-ons" that we felt were unnecessary. In the end, we decided to also replace our gas furnace at the same time as it was nearing its estimated useful life. Again, Rob was not pushy and simply presented the options which included keeping the old gas furnace until it stopped working or to be proactive and replace it while the whole system was already taken apart. Several months later everything is working perfectly and we are happy we chose Rob and Overlake Heating and Air Conditioning.

Speaking for 2 different experiences, Robert and his company are very thorough, honest, and reasonably priced.

I got a referral from a friend in Kirkland who installed a heat pump at the peak of summer for cooling purposes. This is peak season, mind you. And when my friend called and left a message. Robert called the next day and was able to provide him with a quote estimate after taking a couple photos. And even better, at the end of the project, my friend ended up paying the quoted amount. So that shows experience and integrity.

As for my experience, our house is unfortunately out of Robert's service area when we called. But Robert generously spoke with us about the various brands that companies will try to sell us. For reliability, Trane (+American Standard) and Bryant (+Carrier) are recommended. Trane tends to be more expensive while Bryant has more affordable models. He also explained what he would quote us if it was him so that we had a reasonable number to compare against bids more local to us (we live in the Tacoma/Gig Harbor area). That is immensely helpful for us and already will be turning down one bid that Robert said is way overpriced.

During the recent cold snap out heater gave us problems. Overlake Heating responded promptly to our phone call and provided clear prices up front so there were no surprises. The technician was very helpful not just with the immediate problems but called out concerns about our system that we want to address later. We will definitely be using Overlake Heating for our future HVAC needs.

I've been using Overlake for annual maintenance for years with excellent service. Last month I got to see how well Overlake responds when my water tank leaked. They removed it, and installed a new tank + furnace.
Everyone was upbeat, knowledgeable, friendly. They gave clear explanations on the maintenance routines I should take on. Home office team was very clear in their communications so scheduling was smooth and I understood the basic work to be done.

Unfortunately, we’ve had many poor customer experiences with inflated pricing, slick sales pitches, or unmet expectations. However, Overlake Heating and Plumbing is a true gem. They don’t ask for Google/Yelp reviews but focus on professional and quality service. Patty and Rob are incredibly responsive and communicate clearly. The quotes are competitive and transparent. Darryl has serviced our HVAC multiple times. He is extremely thorough and knowledgeable. Jorgen and Geronimo installed a mini-splitter. Their attention to detail and thoughtful execution made us realize the shortcomings of the prior installation of a similar unit by a different company. Reiley and Chris recently installed a water heater swiftly. We’re thrilled to find a company with values and expertise.

I've used Overlake for years. Before them, I used a big company that always tried to upsell and I never felt I could trust them fully. This last time, Sam came to turn the furnace and he was he was on time, happy to answer questions, did a thorough job of maintaining my furnace. Thank you Sam and Overlake!

I was introduced to Overlake by a buddy of mine back in 2018. They have serviced the furnace in my rental house and my house since then. Last week my tenant notified me that the furnace was not working. I knew it was time to replace it and contacted Robert. He gave me different options and explained the advances and disadvantages of the all the options. He knew it was for my rental property and told me which option would be the best. I decided to ask a buddy who has knowledge of furnaces and he told me that Robert led me down the right path. On the day of the service a crew of three guys showed up and walked me through exactly what they would be doing. They contacted me when they were finished and again, walked me through everything they did. The workmanship was excellent. I would highly recommend Overlake Heating & Air.

Highly recommended. I will use Overlake for all future HVAC work. I had A/C installed. Great equipment install. I enjoyed having Spencer and the crew here - they were friendly, kept me informed, and answered all my questions. They had to take out my water heater to do the work and they re-installed it with all new connections and up-to date fittings. The heater/AC stack was completely refurbished with a new filter section. The morning after the install was completed (a Saturday), there was an issue with the heater. I called in and left a message . I was super happy to get a call back right away and within an hour Brian came out to fix it and make sure everything was working well. Great service - what more could you ask for?

If you're looking for a reliable and honest heating company, look no further. Robert expedited his services upon finding out that my heater had just broken. I cannot rave more about Jack and Adam. They stayed in my house an entire day installing a new furnace in and by the time they left, my family was warm again. Jack and Adam did a phenomenal job and were courteous, respectful, knowledgeable and professional. Highly recommended.

We got a new furnace and a water heater installed by Overlake. Not only did Robert help us with the installation of these, he also patiently helped us understand the different types of products, pros and cons of each. This helped us reach an informed decision on the products. Once we chose the furnace and the water heater, his team came the very next business day, 8:30 sharp and installed them in a professional and friendly manner. I highly recommend their services.

A friendly and honest company! Our furnace was 25 years old, so we were looking to replace it. Rob came to our condo and was down-to-earth, kind, and helpful. He told us about some of the work he did to other units in our neighbourhood and recommended some models of furnaces that would fit our needs. He did not attempt to up-sell us or perform a lengthy sales pitch (unlike a different company tried to do). He took the time to answer all our questions about furnaces and the specific models we were looking at.

The furnace installation happened very soon after we picked our furnace model. The crew that came to install the furnace were friendly and did a great job. They took the time to go over our newly installed furnace and answer any questions we had.

My furnace was old, made a lot of noise and barely heated up my house so I decided to replace it. But I had zero idea about furnace and I asked for a quote from several heating companies, but Rob’s(Overlake Heating) responses provided more than a simple quote: he carefully responded all the questions I asked in addition to a quote.

Specifically, at that time, I had little idea about what furnace would be ideal for my house. I asked a lot of questions such as types of furnace, energy efficiency, pros and cons of different manufacturers, etc. Rob kindly answered every question I gave him. He has a lot of knowledge and provided me with crucial information about what I needed to know. And then he helped me build my own furnace based on that.

On the day of installation, his team showed up on time. They explained how the job would be conducted before it started. After installation, Rob also provided several tips for how to maintain my brand-new furnace. Their work was clean and flawless. I am 100% satisfied with the quality of the work. They were amazing!

We had our old gas furnace replaced with a high efficiency one by Overlake Heating. Their pricing was VERY competitive and everything went smoothly. Talking to several contractors, we had been getting advice all over the place on what the best option for our house would be. Robert took the time to talk us through options multiple times, explained all implications, responded to questions right away, and was very patient while we waffled about what to do. :) We originally reached out asking about a much more expensive heat pump setup, and Robert called out several concerns with our old split level's layout and insulation which would have affected its effectiveness. He suggested some options that would work better for us even as they were much less expensive than what we were originally looking at. We're very happy to have gone this path and will definitely call Overlake again when we're ready to get some cooling set up. Absolutely recommended!
