Carlos and Jayden were excellent! They were polite and informative. They discovered my shower valve was damaged, showed me the damaged valve and went to get a new one. Now my shower valve slides smoother than butter. Thanks again guys, much appreciated!

UPDATE - I will leave original review in place because I want you to see how things can change but - a few weeks after the work was completed I logged into my rent pay app to pay rent and found a $175 additional charge. I called my landlord - Oh, that's the trip fee J&S charged when you rescheduled and you are responsible for it. I immediately called J&S because no one had ever mentioned a trip fee. The lady assured me it wasn't a charge from them, she said that makes no sense, we wouldn't have charged that. Landlord insisted. I called J&S back and they put me off for weeks. Finally they took my call, they said -- yes, we charged it and no were not removing it. The first visit, the guy that was so awesome? Yeah well, it was late at night and he had to pick his wife up from the airport and he said it would be about a 2 hour plus job alone so I asked him if he'd like us to reschedule because I was pretty tired too. He said that would be great, he called the office, we rescheduled, he came back WITH help. It took them SEVERAL hours so if he had stayed the initial visit who knows how late he would have been in my apartment doing it alone but when we rescheduled, ZERO mention of a trip fee or I would have told him to get his wife an uber and get to work. I was horrified to see such a seemingly GREAT experience go to total Hell over $175. I can't afford that but now I have to figure out a way to pay it and NOW my landlord wants to charge me late fees for not paying that fee yet. Based on the amount of work done, I'm sure they made decent money on this job.
Below is the previous 5 star review.
I’m a renter and recently had a major issue at my apartment. The property management company sent J&S to handle it, and I am so glad they did. Out of all the companies they could have chosen, they sent the right one.
I don’t know the name of the technician who came out the first day, but I hope J&S has records because he was absolutely fantastic—exactly the kind of person I needed in that moment. After the property owner approved the work, he returned with a partner, and both were outstanding. I also want to recognize the ladies in the service department—working with them was such a positive experience. They had to coordinate with my property management company (not an easy task), and they handled it with patience and professionalism.
Today, Kyle and Q spent the entire day at my apartment fixing the problem (a cracked sewer pipe in the upstairs unit leaking into mine). It was a huge job, but they showed up on time, worked hard, and handled everything with such professionalism. They were efficient, cleaned up thoroughly after themselves, and tested their work carefully before leaving. On top of that, they were friendly, respectful of the fact that I was working from home, and wonderful with my dog (who absolutely adored them). I even felt comfortable enough to leave them alone in my apartment while I ran an errand—that’s how much trust they earned.
If I ever need a plumber again, I will insist my landlord call J&S, and I’ll be recommending them to anyone who asks. I can’t speak to their prices directly, but I can say this: my landlord is extremely cost-conscious, so if he approved J&S, I know they must be fairly priced. -
If you’re looking for a reliable, honest plumber in Tampa Bay area, J&S Plumbing is the real deal.
From the first call to the final walkthrough, the experience was smooth, professional, and refreshingly straightforward. The technician showed up on time, explained the issue clearly (no confusing plumbing speak), and got right to work. The job was done efficiently, correctly, and without leaving a mess behind, which already puts them ahead of the curve.
What really stood out was the professionalism and attention to detail. It’s clear J&S Plumbing takes pride in their work. If you need plumbing repairs, these guys know what they’re doing and do it right the first time.
Fair pricing, great communication, and solid workmanship. That’s a winning combo. -
I have been a customer of Bay Area Plumbing for a few years. When it came time to update / renovate the bathrooms I know who to speak with. BAP completely renovated my two bathrooms in my humble 1925 bungalow in the Heights. Being an older home there were some surprises and Mike and the team were able to address those un-forseen issues with minimal schedule delay. I am very happy with my beautiful new bathrooms. I highly recommend Mike and his team at Bay Area Plumbing.

We got 6 different plumbing companies to come out and give us estimates for replacing our hot water heater with a tankless one. After meeting all of the plumbers, I really liked Bay Area Plumbing and decided they were who I was going to use, even before receiving their estimate. After more than a week went by and we still didn't have an estimate, I called and requested it. I only got a portion of the estimates we were expecting. We were considering indoor and outdoor installation and a couple of different sizes in preparation for a possible addition down the road. This was discussed at our appointment and estimates promised a couple of different ways so that we could make a decision. When I called to request an estimate with pricing for a slightly larger unit, I had to get management involved to get it sent to me. The questions I asked in my email were ignored as well as my request for a price on a remote. I realize that we were asking for quotes several different ways and maybe this was a bit of a pain, but we are not plumbers and this is not something we are experienced with, so we had questions and needed direction. In the end, we went with another company because the initial customer service was so incredibly bad BEFORE our purchase that I couldn't imagine trying to get help AFTER. It was very disappointing because we waiting for a couple of weeks for their estimates, delaying our install because I really did originally want to use them. Ultimately, they were too busy for our business.

Great Staff, Great Work and Great price. Bay Area Plumbing was able to come out next day and replace our water heater with a new tank less system. From the first call to the final invoice this company was a class act.

So, I'm writing this review for me and my mom. First and foremost, the professionalism started when my mom first called the company to set up the appointment she then called and informed me of the date and time but forgot to let Chris (the one who answered on the first ring lol again a plus for us because that mean someone is there and ready to help) that she would be at work around that time. So, I had to get the number and call right back Chris answered and I said that my mom forgot that she had to work and wouldn't be home but that I would be home instead he stated no problem and asked for my contact number. in which the plumber would call before arriving. Now keep in mind we had been without an oven for 1 month only being able to use the top burners and two air fryers thank god for those three things. I'm a person that LOVE to cook so not having a full operating stove was really getting to me, but we made it work. We contacted three business and even went on a very POPULAR app in which I want post their name but the price oh my dang.!!! This company was the ONLY reasonable price quoted with the same work the other companies was going to be doing but had a much affordable price. The two plumbers that came one name was Mario and the other one Mike was on time and ready to get in there before they even touched the new stove, they turnt off the gas. I stated that I wanted to put the tip brake (I hope that's the correct name) on the stove and thought that it would be an additional cost (we had our stove for over 10 years so this was new for both of us so that's why I thought it be a cost) and they stated they would put it on, and it was no problem PERFECT. They kept all opened boxes paper etc. in a neat pile moved the old stove in a area I wanted it to go so it wouldn't be in the way until pick up and also place the trash in the garbage. I called my mom and before I could give her the run down one plumber, I didn't get their names when they we're here I know I should have I was just SUPER excited said were done I stated excuse my french damn that fast lol...I told my mom I would call her back because they wanted to show me that the unit was working and how to work it that it wouldn't move no matter what and that he had used concreate nails to make sure it would never move. I wanted to leave this review sorry if it is long, but I wanted to make sure to put all my feelings, experiences, and excitement into this review. So, we will be doing future business with this company. THANK YOU SO MUCH BAY AREA PLUMBING INC.
Work Done: Uninstalled my old gas unit and reinstalled my new gas unit.
UPDATE: 2025....I tried to reach out to the company as to how or what could be done with removing the tip over bracket that was installed... Never got a response sent in a chat message threw the portal... -
I called Bay Area Plumbing and told them my tankless water heater was going cold randomly and that I had never flushed the system and figured that was the issue. They sent a tech out to troubleshoot and he couldn't fix it and didn't bring the equipment to do the flush I told them initially I figured it needed. The plumber agreed it needed to be flushed and said to make another appointment and suggested that I would just have one bill for all the service. I made a second appointment and got the water heater flushed, then got two bills. I called and explained that I originally said it needed to be flushed but they didn't care, they wanted their $175 over a happy customer. To top it all off, I'm still having issues with the water heater after paying Bay Area a couple hundred dollars to fix it.

Bay Area Plumbing recently performed repairs at our home. They arrived within the scheduled time frame and completed the work with no issues. Great customer service. I'll look to use them again for my plumbing needs.

We recently had a bathroom renovation completed by Bay Area Plumbing. The renovation included taking out the tub and expanding the shower. The work included plumbing, tile work, drywall work, painting, etc. Bay Area handled it all. Mike, the owner, scheduled the workers for each part of the job. All workers were skilled in their particular craft and did excellent work. And, everyone arrived when they were supposed to and on time! Mike came by or called almost every day to let us know the schedule for the day, etc. He closely followed the quality and progress of the work. Bay Area Plumbing, Mike, their employees and independent contractors all did an excellent job. Our new bathroom is beautiful, and we couldn’t be more pleased. I hear many stories about home renovation projects not going right. I am so thankful we hired Bay Area Plumbing. They did a beautiful job, they stand behind their work and their word. Bottom line — I trust them. In fact, I have recommended Bay Area Plumbing to my friends and neighbors. Jill Wickliffe

I called Bay Area Plumbing this morning because of my clogged lines and slow drains and was extremely pleased when they showed up within hours to address my issues. Ricky was very professional, informative and thorough and he helped us better understand his findings. He resolved my issues and even made reasonable suggestions on prevention and maintenance. I am really impressed and satisfied with my experience with Ricky and Bay Area Plumbing. I will definitely use your services again. Thanks Ricky

Over the past 8 months, I have used Bay Area plumbing twice; the first call was to replace all pipes to PVC, the second and most recent was to replace new toilet and new vanity. Both times, Mike was immediately accessible and more importantly promptly responded and scheduled these jobs in a quick and timely manner. Two different crews , both very knowledgeable, professional, timely and left each location very clean. I highly recommend Bay Area Plumbing and will only them in the future.

Called Bay Area Plumbing this morning for a toilet issue which needed urgent attention. 5 minutes after I called BAP, the plumber returned my call. He explained about the weekend service call which I agreed to. When Duane came he went right to work. He answered all my questions and explained what he was doing and why. Duane was very professional, efficient, personable and I felt comfortable with the work he did. Price was reasonable for weekend. Kudos to BAP for hiring outstanding plumbers. Recommend!

I had a leaking tankless hot water heater that needed to be replaced. I called their office, they gave me a fair quote and were out to complete the work within 2 days. Other plumbers were telling me that it would take them 2 weeks to get here and complete the job. Ricky did a great job on the install. Made sure everything was working properly and that there were no leaks. They were polite and considerate throughout the process and did excellent work. I highly recommend this business.

I had my hotwater heater break. I called all around looking for a hot water heater to be installed at a reasonable price. By chance I ran into Bay Area Plumbing and they were able to save me big money. Not only did I get it installed professionally with the good quality work done by Mike and his assocaiates. But they were able to offer a fantastic price that met my budget. I would say five stars all the way. Strongly recommend this company.

Fast turnaround on price quote. Next day installation. Easy to do business with.

We are very happy with Bay Area Plumbing. They converted our wood burning fireplace to a natural gas fireplace. We received an estimate promptly, and the job was completed quickly and on time. The employees were knowledgeable and professional.
We used the fireplace the first evening it was installed, and decided we wanted a minor adjustment made. I contacted the owner that evening, and he had his employee come over and make the adjustment the very next day. I was impressed with this prompt response to a minor issue.
We will use them again for any plumbing or gas related needs. -
Bay Area Plumbing has been the best plumber I've dealt with. I had to have a tub set, new water heater and new plumbing done in the walls of my condo to get it up to code while it's being renovated. Mike made sure that the job was taken care of in the best timing! He was able to get his best guys out to do the job the next day. There was an issue with one of the parts that was leaking but they took care of it immediately. I've had the best service with these guys and they are polite, professional and courteous. They even had to come back out to fix the water heater and make sure the drain was properly done in the wall so it will be up to code. Thanks guys! I appreciate all you've done.
