I had the pleasure of meeting Connor Frank during my recent visit to Tillage Farms, and I cannot emphasize enough how impressed I was with his outstanding service and expertise.
My family and I stopped by to explore the neighborhood for our son, a first-time homebuyer, and Connor's dedication stood out from the moment we met. Despite our lack of an appointment, Connor went above and beyond to assist us, staying late just to ensure we received all the necessary information.
His knowledge about the properties and the area was extensive, and he effortlessly guided us through the home site selection process. Connor's genuine interest in understanding our needs made us feel incredibly comfortable and confident.

We made an appointment to view a house at 5pm. We arrived at 4:44 and no one was in the office. We waited and more people came in. The sales rep Brian ignored us and helped the other 2 families that came after us. We told him we had an appointment at 5. Brian dismissed us to help another guy that came in after us. He never asked in what order we arrived or if the other people had appointments. We drove an hour to view the houses and waited an hour before walking out.

Purchased our home in October, we had a EXTREMELY smooth process. So far everyone has been pleasurable and we love our neighborhood. We are excited to see it continue to grow. If you’re looking for affordable, beautiful homes in Collin county…THIS is it.

The most important thing to know is that internet is not included in the HOA dues. This is a sales tactic. They lock you into an internet service that is an additional $43.99/month, without informing you. You can't cancel. If you choose another company, you pay two bills. Also, the homes' finish out quality leaves something to be desired. Overall, I think it will end up being a super cute neighborhood.

I thought the price of my home was good but I didn’t get a completed home. I have no blinds, no ceiling fans, no towel bars in the bathrooms, the closet rod was too short and they have not cleaned up around my property. My kitchen cabinets were falling off and Dominic repaired them. No one told me I had to call for my trash cans and I don’t know who supplies water and sewage. The sales agents are not empathetic and I didn’t get any answers from Cruz Garcia or Laura Ramirez.

If I could give Lennar negative stars, I would. This has been, hands down, the most frustrating, dishonest, and financially devastating experience I’ve ever had with a home builder.
We were promised a 4-bed, 2.5-bath home for under $230K, and we decided to go through Lennar Mortgage thinking it would be a smooth process. BIG MISTAKE. Initially, we were approved at a 4.25% fixed interest rate with $10K toward closing costs, which seemed like a great deal—until Lennar decided to completely screw us over at the last minute.
Just days before closing, we got a call telling us that because the home was now "valued higher" than when it was appraised in December 2024 through a canceled FHA loan from the property, we suddenly had to come up with an extra $13,000 out of pocket—on top of our $7,800 down payment. That's an unexpected $20K+ in cash they wanted from us right before closing.
To make matters worse, Lennar refused to work with us AT ALL. Instead of honoring the original price or finding a reasonable solution, their "recommendation" was to buy a different home that doesn’t close until May 2025—when we were already expecting to close by the end of March! They did try to put us in a property in May, but we really didn't have that option. The way they handled it was nothing but corporate greed instead.
Lennar’s management was extremely disappointing. They do not care about their buyers, only about lining their own pockets (At least the builders anyway). We felt baited with an affordable home, got locked in with their mortgage services, and then changed the terms at the last minute, forcing us into an impossible financial situation.
DO NOT TRUST LENNAR. They can be a nightmare to deal with, and I would strongly warn anyone considering them to look elsewhere unless you enjoy financial stress, last-minute surprises, and dealing with a company that cares more about squeezing money out of you than helping you own a home.

We need more amenities in this neighborhood, the park is incomparable to neighborhoods owned by the same company. Please do better. There are multiple unused plots and ample wasted space. You have plenty of residents who all pay into HOA dues, I know damn well it is not all going to that puny park, Poole, and lawn and foliage upkeep.

Thank you to those posting about their horrific experiences with Lennar. I was considering purchasing one of their upcoming tiny homes but after reading these nightmarish reviews, I’m going to look elsewhere.

The HOA drives around the neighborhood constantly looking for “violations”. we keep getting violations that arent even true and when we send proof management “forgets” to send to HOA. they drain you from your money! and the customer service is terrible

The sales person(Melody Gamliel) that I was working with was terrible, doesn’t answer her phone, doesn’t give you the true answer all she wants is to get your deposit. I don’t recommend Lennar homes at all to anyone.

Lived in this community for almost 2 years now. Here are my honest thoughts and opinions.
Build Quality: Fine - not great not terrible. Small things have popped up we tried having Lennar look at such as the grout in our home deteriorating at a rapid pace. Lennar stated it is due to our pets and us walking around our home and its normal wear and tear. Having been to other friends and family's homes who have similar style tiling work who also have pets this just isn't the case. Also recently had a panel of wood on the garage door frame start to come off and had to nail back in place myself.
Land and Landscaping: Horrible. The spaces between the homes are slopped causing the foundation to be exposed. The concrete slabs for the AC unit and "patio" for the backyard are completely crap. They have been and continue falling apart leaving chunks of concrete in the grass. The backyard is uneven and there are constant dips and valleys including some in our front yard.
Neighborhood and Community: Everyone within Tillage Farms is wonderful. We have great neighbors, folks are out and about enjoying the pool and park, and feels very peaceful. The best part about living here is the community.
Traffic: Worst part about living over here. Anyone living in Tillage, Bridgewater or anywhere else in the peninsula area knows how bad the traffic is. Going to or coming home is a nightmare process. The bridge going from Princeton to Lucas is constantly backed up. Most of the blame is on the City of Princeton for not working to update the infrastructure, but regardless Lennar is building more homes and communities left and right with no regard for the infrastructure ailments we lack in the area only causing more and more delays. If you work remotely or can get to work later in the day, this is a great place to buy a good starter home. If you're on the 8am/9am to 5pm timeline like most everyone in the area, good luck. -
Love this quick growing neighborhood and all the access to the water! Definitely a great first time buyer product! And if you want to buy new, need a lease buyout, or maybe someone to sell your home for 1% or guarantee a sale so you don't have a contingency, you can find me through Marketplace Homes DFW

Desola showed us a few of the new tiny homes going for $155,000+. The houses do not have a garage or HVAC unit(uses electric cooling), but it looks like a great starter home to consider. If you can get an fha loan, you can get a low monthly payment (about $1200) with only a $6000 down payment. The only downside to the area is that there are very few roads to get out of the island and it can take over 30 minutes to find a nearby grocery store, so we are still deciding. HOA fees and internet service also have a good rate (less than $50).

They are well-known liars and cheaters in the business. Read reviews and avoid like the plague!

Owners don't fix my mobile home during a year and a half. Quite place, but not sure you like it.

Worst experience. They only care about money not people or quality of work. Avoid and there are many other good options available in the area.

Company was subcontracted to do ac work on a remodel project. Tried to install an inferior product and got busted. I wouldn't advise using these people at all. A "Gree" unit is Chinese and a Mitsubishi is A Japanese made unit. Sorry you couldn't get your kickback by installing garbage. Nice try though.

Mike and his team have always provided me with excellent hvac services. They even saved me money on my new unit, which was nice. They have done work at my parents house as well and they love the great service. These bad reviews on here are trolls, probably not even real.
