I have used CTI for three different services (repair wood damage, paint, gutter repair) over the past year and have been extremely pleased with both the professional nature of the service providers and the quality of the work. I'm also impressed with Grace in the CTI office who coordinated the work. CTI will always be my first call!

CTI Property Services and their subcontractors ruined my home. Supposedly, CTI Property Services hired Sincere Property Services to repair roof (install new trusses, insulation, sheathing, etc.) We later learn that the subcontractor Sincere, gives the job to three guys who definitely didn't know what they were doing, including sheathing that they were about to install that was coded for walls. He (Sincere's subcontractor) stated that they use it (the sheathing), for everything...roofs, walls, everything. City Inspector arrives while they are in the act and asks for the permit. No permit and wrong sheathing for this property...no more work will be done on this property per the inspector until all permits are obtained, and just to let you know, CTI did not obtain the permit until 7 days later. That's right, 7 days later. Subsequently, heavy thunder and rainstorms with hail came and blew tarp off the house. Guess what? Rain poured in the house...down the walls, on the carpets; had to cover personal belongings, move furniture, etc. Not only once, but twice the rains came and blew off the tarp. Wait! That's not all...there's more. The tarp that Sincere placed on the roof had holes and per Sincere, they "patched" the tarp! The storm again filled my house with water. Summer time and no roof on the house means no air conditioning. Instead of repairs, I got MOLD! They (CTI) have the nerve to say they have finished the job although they have not replaced soffits, fascia, insulation, and more and per 2 licensed engineers, the work is not completed properly and did I mention that their project manager tried to use the engineering specs that came with the trusses as an official engineer's letter. In a complaint we filed with the Attorney General's Office, CTI's project manager lies about getting final inspections...framing, etc. He never scheduled the framing inspection or any inspection. CTI and their project manager hurriedly got off the job and the HOA, allowed the permit to expire. No one ever got an inspection of any kind, so again, no inspection was ever done at this house...never. I would never, ever, hire this firm nor their subcontractors (Sincere Property Services) to do anything...not even clean the gutters and did I tell you...the damaged gutters, soffits, fascia, etc., are still missing. The HOA hired this firm and the HOA as well as the property management company, (Sentry Management, horrible management company who allowed them to continue work knowing they were making shortcuts ), knowingly allowed CTI to continue working even after I (my attorney) made them aware of them working without a permit; no engineer's letter, trying to take shortcuts, etc., and their inferior work. Sued them all.

Settled for over $100,000.00...yes, you heard correctly, over one hundred thousand dollars. Don't even think about letting them touch your roof or anything else. -
We recently had the pleasure of working with CTI Property Services for the remediation and restoration of our condo following significant water damage and we couldn't be more impressed. From start to finish, their team demonstrated a high level of professionalism, skill and courtesy.
The employees were prompt, ensuring that every step of the process was executed efficiently and on schedule.Their expertise was evident in the quality of their work, and their attentionto detail gave us confidence that the job was done right. Beyond their technical skills, the team was courteous and respectful, making what could have been a stressful situation much easier to handle.
What's more the cost of their services was highly competitive offering great value for the outstanding work they delivered. We wholeheartedly recommend CTI to anyone in need of remediation or restoration services. They exceeded our expectations and left us thoroughly satisfied with the results.

Holly Lane is an upscale condominium community consisting of 8 residential units which were constructed over 20 years ago. With the passage of time, certain matters required the attention of a knowledgeable general contractor. We had worked with CTI in the past with excellent results so we engaged them to address our current issues. We were fortunate to have Nicholas Pepe as CTI’s project manager. Nicholas was courteous, efficient and attentive to details. He was always available to answer questions and address our concerns. He went out of his way to insure that we were all satisfied with CTI’s performance. Holly Lane will continue to rely on CTI and Nicholas Pepe for our future needs.

My experience with this company was great. The workers were outstanding in replacing my roof. Their work ethic is exceptional especially working such long hours. It was so appreciated.

We had a refrigerator leak that did a great deal of water damage to our wooden kitchen floor and guest bedroom closet. CTI came in and dried the floors and carpet, replaced where needed the wooden floors and refinished the entire kitchen floor, matching perfectly. Some lower walls in the kitchen and bedroom needed replacing also, they did a seamless job. Everyone that worked on this project were very professional and knowledgeable. We were always kept informed of what was going on and what to expect. They also worked with our insurance company so everything went smoothly. I would not hesitate to recommend CTI to friends and family, in fact, I already have. We will definitely go to them if needed in the future. They are a great company to work with.

I used CTI for a large community wide painting project (multi year) the ease that Brandon Smith made it when it came to unexpected repairs, communication with homeowners, etc, made this process even easier!
-
Worked with CTI for over a year now on several properties and have nothing but rave reviews for the professionalism, workmanship, and communication! Truly a great company to work with!

CTI Property Services recently restored my floor and repaired and painted my walls that had been damaged by water leakage. They did an outstanding job in quick time and the area looks as if it is new. I was so impressed with the work ethic of the personnel and their professionalism. It was good to see that kind of workmanship and dedication still exists. A special thumbs up to Brandon Smith who headed up the project. He is a great representative of the company. I highly recommend this fine company.

Tim at CTI treated our issues that needed repairs professionally and with respect. He had our project completed with the urgency that was needed at a reasonable price. CTI has valuable experience and knowledge that was needed to make our repairs… very impressive. Thank you.

**AND YET ANOTHER UPDATE**
No surprise to me that after only a couple of months, there are clear signs of water damage, swelling and peeling, on one of the roof edges. Added that picture as well to show that this is an accurate assessment of a poor job done by a company that could not care less about quality. You can see the obvious water damage to the roof as well as the mangled gutter that absolutely did not look that way before this company replaced the roof with what seem to be the piecemeal, leftover odds and ends they wanted to get rid of.
*UPDATE 1YR LATER*
I have to keep coming back to this review because there was SO MUCH wrong, I couldn't catch it all in one day. Added photos to show the demolished siding I was left with right before a week of rain. Also added the worst of the roof. The owner of CTI is a crook.
They partially destroyed every single bush in my yard, illegally removed a Robin's nest, left roofing nails in potted plants that had been moved almost off the property, destroyed the fireplace vent on the outside wall AND left debris on and inside it, and there are tar marks and visible scratches in numerous places all over the siding of the townhome. Do not hire this company, the owner has set maliciously negligent operating practices on top of endangering employees and residents.
The roofing schedule is erratic, nonsensical, and the company will not bother to update you. The roofers were no show on a clear day that they explicitly stated they would start, then here past 8pm the next day, only three hours the day after that, and yesterday they were here from 7:15am to 9:30pm, well after dark and not provided any lights for safety. Do yourself a favor and hire a company with a modicum of integrity.
Original rewiew:
This company was chosen by my HoA, so I had no choice, but they have already caused over $2000 worth of damage by leaving rusty roofing nails all over the road and sidewalk for the last several weeks. They've been informed, promised to "be careful", yet I continue to almost step on rusty nails left around, and who knows how many more tires have been destroyed since then. Definitely gives their previous, very large, out of court settlement some more context. -
Kevin and his team did a fantastic job on my window project. They are reasonably priced, very detailed and complete the projects in the communicated timeline. Highly Recommend CTI for your needs.
-
Tim and his crew did an amazing job. They showed up within 45 minutes of a significant flood, completed damage control by the end of the same day and quickly got our home back to baseline within a very short time frame. We appreciate the professionalism and quick response times.

I was out of the country and my brother told me there was a leak from the heavy rain on the 2nd floor. I got in touch with Joe Gisler, project manager, from CTI to help. He was able to get someone scheduled right away to come repair the leak. I couldn’t be happier with the timeliness and service itself. I very highly recommend Joe and CTI!

CTI is truly an exceptional company that has helped me keep my home in top shape for several years -- including installing hand rails on stairs, repeated power washing and staining my deck and replacing my courtyard fence and gate. From initial contact to job completion, their employees are cordial, professional and committed to quality. Highly recommend!!!

Brandon at CTI has always been the greatest to work with. Communication is excellent and theoretical work is over the top. No surprises when it comes to billing. Very fair and reliable. I would highly recommending using CTI for any project you may have.

I have been working with CTI for years, and most recently directly with Brandon Smith. He is always quick to respond, provides detailed information in writing (which is amazing!), and thorough in his reports to us. He has done all sorts of projects from large retaining walls to foundation sealing and mitigations. As a community manager, it is so important to have a great relationship with our vendors, and I consistently have great experiences with Brandon and CTI. Highly recommend them!

I’ve had excellent experiences with Brandon Smith. He is responsive, professional, and always stays on top of projects for my communities. His communication is clear, the bids are competitive, and the commitment to quality across our properties truly stands out. Would absolutely recommend the CTI team to anyone, they are fantastic to work with!

Our HOA hired CTI to address several issues at our property, including gutter cleaning, side cladding, roof repairs, and exterior sealing to prevent water intrusion into our garage. Initially, the experience was frustrating. While the side cladding and roof work were completed, no photos were provided, and there was a miscommunication regarding the exterior sealing. The technician explained that sealant could not be applied to a wet surface and said he would return once the area dried. Unfortunately, this follow-up was not properly communicated to the HOA, which caused delays and understandable concern.
That said, what truly matters is how CTI handled the situation afterward and this is where they went above and beyond.
Once CTI, especially Tom, became aware of the issue, they took full ownership and did not cut corners. Ivan from CTI and his team removed garage drywall from one side to properly trace the source of the leak as far up as possible. This required opening the brick facade itself, and the work was done carefully and methodically. Although we had already passed the heaviest rain of the season by the time repairs were underway, CTI still returned, completed the necessary repairs, and then patched everything back up. The brick and paint were thoughtfully matched, leaving the area looking as good as new.
We are extremely thankful for the effort, time, and care CTI put into resolving this issue. While the process did not start smoothly, their willingness to stand behind their work and restore everything properly made a lasting impression. In the end, CTI demonstrated accountability and professionalism, and for that, we are grateful. -
My home was damaged by the groundwater flooding from Tropical storm Chantal on Sunday night, July 6, 2025. My master bedroom had several inches of water come in from the lack of drainage on the back of the house and part of my wood living room floor was also damaged and needed to be replaced. My bedroom pad and carpet had to be pulled up and the drywall removed about 30 inches up from the ground. CTI workers came in within 36 hours of the flooding and began remediation with large fans and dehumidifiers. They quickly started on removing the damaged flooring and carpet, and after drying out, began the process of replacing carpet and drywall and repainting my entire bedroom. My HOA management company had hired CTI to install the proper outside drainage, since none had been done when the house was constructed six years ago. The flooding had been a problem every time there was an extra heavy rain, and I had had damage in May 2022, but had not sought resolution of the drainage. I decided to use CTI on the interior, knowing they would want to do an excellent job since the HOA hired them for the outside drainage. I was not disappointed! The work took several weeks because of carpet and wood flooring being discontinued, and replacements, having to be found, but when they were here and materials were available, the work was the highest quality, professional, and done quickly. There were no workers who were not professional and very diligent with their time, and courteous. I couldn’t be more pleased with the quality of the work and the fairness of the price.! They charged the same amount at the end that they had estimated at the beginning, ‘though there were unforeseen costs, that were my fault and not theirs. If I have need of their services again, I won’t hesitate to call them and would recommend them to anyone! Thank you so much, CTI property services, for resolving these issues and putting my mind at ease! And being more than fair with me.
