Cannot say enough good things about this company and crew. They were able to repair a wall, install three different downspouts to carry water away from the house, and pour a new slab all in one day. Great folks, hard workers, would hire them again in a heartbeat.

Byron was punctual, professional, knowledgeable and honest. He came out to take a look at a couple of cracks in our foundation. He assessed the situation carefully, provided a thorough and accurate diagnosis and offered several simple and effective solutions. We really appreciated his honesty and good will. His price was very reasonable. We'll definitely use them again if needed. I highly recommend him.

We had roots growing in the drainage pipe so it needed to be replaced. Byron’s team did a great job despite the very hard ground full of roots, rocks and clay. Probably harder work than they thought they were walking into, but our pipe is now draining properly again!

2021-April - The heavy rains that hit in January resulted in water seeping along our south basement wall. We called Byron, he came out promptly, reviewed the problem, and we agreed on the scope of work. The guys came out last week, and immediately went to work on both the inside and the outside. They cleaned off old skim coating that was peeling off in places on the inside, and applied a sealant. At the same time, the rest of the crew was digging down to the base of the foundation - all by hand because of access issues. After two long days for the outside crew, the exterior of the foundation was patched, waterproofed, and a vapor barrier installed, and the trench filled in. The guys did a great job cleaning up after the very messy work, and even made sure that the dirt along the side sloped away from the house to help direct future run off. While I hope that we don't need them for any further waterproofing, Masonry Masters would be my first and probably only call if needed. And, I wouldn't hesitate to call them for any other masonry work needed around the house. Excellent company to do business with - professional, thorough and top quality.
We had recently purchased an older home in Portland. The sellers had had extensive and expensive repairs done to address seepage that developed after the heavy rains in December 2015. We found seepage to be continuing in May, however. Called a number of well rated firms, all of whom, other than Masonry Masters, proposed their standard solutions, which would remediate but not necessarily resolve the problem. Byron from Masonry Masters came out, said he couldn't make a proposal because he didn't know what the problem was, but made suggestions on how to identify it. We took those steps, found a likely source and let Byron know. Even after that, he suggested a few other things to do to verify if that was the main problem or just part of it. Did the tests, verified, and let Byron know. 2 days later his guys were out, spent most of the day doing the repair work inside and out. They were careful, cleaned up the work area, and were genuinely nice guys, and very professional. This solution was less than 10% of the other "standard solutions". Masonry, Waterproofing & Drainage Masters has helped me to assess basement water issues on more than one occasion. Most recently, during the sale of our home, the inspector found water seepage in our basement after a heavy rain on the date of the homes inspection. Needless to say, this discovery caused a good deal of stress and could have caused the sale to fall through. I called Byron out and he made time in his schedule to come out and take a look the same day. Given the unique layout of the backyard of our house and the fact that we have a finished basement, it was not possible to determine the precise cause of the leak with a visual inspection. Byron identified potential causes and recommended several tests we could conduct to help determine the cause of the seepage that did not involve tearing out drywall to look for cracks before we resorted to cutting holes in the drywall. He also indicated that, depending on the problem and needed solution, his company might not be the most price competitive to fix the problem. I really appreciated his honesty and council during this very stressful time. I got opinions from a couple of other basement waterproofing companies who provided estimates ranging from $6000 to repair a possible crack to $30,000 to install an interior tile drain system. During the week in which I was trying to assess the problem, during the Thanksgiving holiday, Byron and I spoke multiple times on the phone and he came out to the house three times. We ended up installing a drain on our own (homeowner repair) that connects to the sewer outflow pipe on our own and, after that, we didn't spot any more seepage. We were able to sell the house without having a contractor perform a major repair. We appreciate that Byron did not try to sell us on a potentially costly fix right off the back and was available to aid in the diagnosis of the problem. It's not often you encounter contractors (or people in general) with the kind of integrity that Byron and his team demonstrated. We used Masonry Waterproofing & Drainage Masters previously on a exterior foundation repair work - the workers were courteous, professional and cleaned up after themselves and the work was high quality. I highly recommend this company - they won't sell you on an expensive repair you don't need and their customer service is outstanding. Thank you, Byron!

Byron, Andy and their team recently replaced and fortified several beams, brackets, and footings at our *new* (100 year old) house. I can't describe how pleased we are with their work! The basement looks almost like a brand new space and we feel secure knowing that the old (rotting) are out. The team was friendly, professional, and very helpful, explaining the work as it progressed and cleaning up after themselves. They were also kind enough to address some last minute drainage issues that we identified at the end of the work. We will definitely be working with Byron and the Masonry Waterproofing team again

I called Byron at Masonry Masters this past weekend when I had some water intrusion, after a very heavy rain, in my basement in an area they had worked on about 16 months ago. Our house was built in 1911 and has an old blocked-up, non-working basement fireplace. The work that was done last year was to re-chink and water proof the chimney itself, and the work was well done.
Byron came out this morning and, after assessing inside and outside of the fireplace, suggested that they dig farther down around the base of the fireplace and seal the bottom 12 inches that included the old ash removal door and a portion of the foundation wall that has a heat pump pipe entering into it.
Byron said he would work me into the schedule and I was thinking two weeks out, if I was lucky. To my surprise his crew came out later in the day and within two hours the work was done. I watched them closely and they did a very thorough, clean, professional job. They also made some suggestions about removing some old river rock and changing the soil grade away from the house.
I appreciated their quick response and hopefully this repair solves the problem. If not, I trust that Byron will know what to do next. -
Byron and his team were of the utmost professionalism. Their work was impeccable and service even better. Great value and fair pricing. Really can’t say enough about how great of an experience it was having their services. Feels so good to know our water drainage has been taken care of in such a holistic and thorough way. We received several bids for the crack in our foundation and the water drainage system in our basement. Two were very expensive - tens of thousand of dollars and required anchors throughout the effected foundation area. Byron with Masonry, Waterproofing and Drainage Masters came out and gave us a quote for the drainage system and a small repair to the cracks with an advice of monitoring them for 6 months to a year. Byron's quote was very reasonable. Naturally, we as the home owners were very confused. Do we need to do a major repair and sink tens of thousands of dollars into it, or do water drainage system and see how things will go? We finally decided to hire an independent engineer who could evaluate our issue and make a recommendation. We paid $500 for the engineer to come out. After her evaluation, she made the same recommendation as Byron. The engineer issued a report and we hired Byron and his crew for the immediate work. They came as scheduled, called the day before to make sure we were still expecting them, were very clean, professional, quick and thorough. We were very pleased to see when they were done by 4 pm the same day. At the end of the day, we had a drainage system in the basement, new sup pump, water evacuation, new vapor barrier and our foundation cracks were filled and crack gages installed to monitor the shift of the foundation (if any) and all for a fraction of the cost we were quoted from the large companies that first came up in google search (due to their advertising expenditures). While there is still a chance that we might have to do a larger foundation repair, by all accounts this chance is very small, as Byron and his crew took care of the problem that caused the foundation shift in the first place. We would highly recommend Masonry, Waterproofing and Drainage Masters LLC for their professionalism, speed, mastery, and affordability.

I am so thrilled with the result of the work done to fix the top of my half-basement retaining wall -- the top of it was crumbling while the face of it was mostly intact. Byron in an incredibly thoughtful guy -- thinking through the challenges and offering up a creative and SOLID solution at 1/3 less the cost of another company. Andy and the team did excellent work, efficiently and without my needing to clean up after them. I highly recommend MW&DM and will call them for any other relevant needs.

Byron was great. He was able to come out to the property and diagnose the water in the minutes in a couple minutes. Suggested a much simpler, less costly repair. Very trust worthy!
His crew came out the following week and performed a great job. I couldn't even noticed they were there. No clean up and my landscaping was undisturbed.
Looking forward to the summer to have then back to do additional masonry work on my block wall. -
Masonry Waterproofing and Drainage Masters re-pointed and cleaned the chimney of our home. Their work was expeditious. We're very excited to use our fireplace this winter, and now feel safe doing so. The company is easy to contact and replies quickly by text, which we appreciated.

We have found Byron at Masonry Waterproofing to be very open and honest about options to prevent water in our basement. Byron tries to come up with the most cost effective solutions. We ended up having them install a french drain and were so pleased with the care given to our garden! It looks great and we're hopeful it will take care of the problem.

Just before putting my 24-year-old house in Beaverton on the market, I had concerns about my foundation and crawlspace, especially after noticing a support post was no longer touching its concrete pad (apparently the pad had settled over time); I also wanted a vapor barrier installed and a few other things checked out. So I made an appointment with a company whose TV ads I had seen; their estimate was over $20,000, and as unsettling as that was, their explanation seemed reasonable. After the initial shock wore off, however, I decided to get a few more opinions. A family member referred me to Masonry Waterproofing and Drainage Masters, and I also called another company that advertises on TV. Thankfully, MW&DM said they didn't find anything with the foundation that I should be concerned about but recommended I have four pads and a post replaced. Their estimate was one-fifth of the first estimate I had received; both included the installation of a vapor barrier. The third estimate, from that other company seen on TV, was exceedingly similar to MW&DM's. Ultimately, I asked MW&DM to do the job, not just because of price, but because Rich seemed to know what he was talking about and instantly gave me peace of mind. The entire crew was professional, punctual, neat, prompt. Thank you, Michael, Rich and those at Masonry Waterproofing and Drainage Masters who helped make things go smoothly for me. My house quickly sold and easily passed inspection.

Masonry Waterproofing and Drainage Masters runs a great crew! We have hired them twice to work on our foundation, which was originally poured in 1930 under our 1890 house (kinda weird!). We were amazed and very grateful that they were able to do the work without running a backhoe through our flowerbeds. The guys work amazingly hard and fast, and despite the major upheaval, they left the site looking very clean and tidy.
The first time we hired them, in 2016, they removed sidewalk concrete on the south side and temporarily took down a fence with our neighbors to the north. They dug trenches on the north and south sides of our house, repairing the masonry and installing a vapor barrier. We saw immediate relief from the water infiltration we'd been experiencing in heavy rains. This year (2024) we removed a patio and porch on the west (back) end of our house in anticipation of building a new patio and porch and asked them to come and do the same repair on that side of the house. Again, they did such great, fast, competent work. They also seemed to find ways to enjoy themselves, laughing and keeping it light while working very hard.
We overheard one worker walking along the south side of our house telling his co-workers, "We've been here before, yeah. We did this side and the other side. I remember it." It's a good sign that Masonry Waterproofing and Drainage Masters is able to retain their smart, hardworking staff for so many years.

Mike and his crew saved me a bundle of money when they repaired my chimney and devised a new drainage system that allowed rainwater that was accumulating under my house to be redirected . His crew had to dig a ditch thru my yard but when they were finished my yard was restored to my satisfaction. The new drainage system works great! I highly recommend Mike and his crew

I'm a Portland realtor who loves working with Byron and team to learn what my buyers need when buying an older home that might have issues. Byron is so knowledgeable and reasonable in his approach (cough cough not everyone needs a freakin' sump pump system) that my wife and I hired him to mitigate the water issue in our own basement that we've been trying to solve for over 10 years. The basement is dry, Byron is awesome, and what else do you need to know???

Underground drainage pipe (for roof gutters) was clogged with roots. Found this company via internet search and called them to view my problem and recommend a solution. Mike came out promptly and provided a quote to replace the affected underground pipe. Quote was clear and very reasonable. We got the work scheduled but the date was pulled in one day based on weather. Great communication throughout the process. Excellent results including concrete work at the sidewalk/curb. Highly recommend this company based on their knowledge, expertise, and experience. Also recommend discussing payment options and whether you need to be present for the work during that first on-site visit.

Our foundation repair turned out great. Masonry Masters suggested the repair route rather than trying to sell us a full on foundation replacement that we didn't need, and I really appreciated that approach. Scheduling was easy. The crew was fast and ready to be flexible when they ran into some tougher than expected spots to repair. They also answered all my questions and gave us good advice on how to paint and preserve the repair foundation. I've already referred Masonry Masters to a couple friends based on our experience.
