Great experience with McGuire Roofing company. They came out quickly after I noticed damage to my roof and handled everything professionally from start to finish. The crew was courteous, on time, and explained exactly what needed to be done. The repairs were completed efficiently, and the quality of their work really shows — my roof looks as good as new.

I truly appreciated their honesty, clear communication, and fair pricing. Cody was excellent to work with. It’s hard to find a company you can rely on, but they definitely earned my trust. This developer is a bad actor and neighbor. The company has outright refused to work with surrounding neighborhoods and to comply with building ordinances but don't take my word for it, look for the public records and lost lawsuits.

We shopped a number of builders and my wife wanted to work with someone local after hearing about all the nightmares of working with ones from out-of-town. After researching a number in the Knoxville, we went with Saddlebrook and could not be happier with our home. Thank you all so much!

You can tell the quality of Saddlebrook's homes by just walking in the door. Touring their homes in the Parade of Homes last year, I could tell there was lots of thought, planning, and pride of craftsmanship in each on of the homes.

It has been about 2 months now. I will definitely keep recording my experiences until the end of 1 year. So far, I am not completely happy about it. Yard is full of weeds and bad clay. Not good for healthy lawns. I had to invest a lot of money to redo the lawns. Huge disappoint with granite installation - will update details later on.

From the Brass Lantern development -
I was surprised at the lack of protection for the master bath tub. It was routinely full of debris of every type. I asked about protecting it but got nowhere. Consequently it is pretty scratched up. When I asked during the walk through I got "it will be repaired". I don't see any improvement . Why in the world not take better care during construction?
I think a better effort at traffic control in the neighborhood would be helpful. The peak construction period has passed but the neighborhood would be well served by some additional measures to control the parking. One worker likes to park his truck about 4 ft. off the curb, at an angle. Since many houses are now occupied would be nice if parking was better controlled.

I've owned two Saddlebrook properties, and here is my experience. One house we had built new, the other we bought used.

Ironically both had similar issues, which included:

Roof leaks. We have had to have both houses repaired, out of pocket, including replacing shingles.

Dozens of drywall nail pops. So aggravating to see and deal with. It may look fine new, but over years their drywall install quality is sub-par and it will show.

Cheap paint. It's so thin and low quality. We have had to repaint a large majority of walls and baseboards due to there selection and quality (or lack of) paint. Note, we dont have kids and it's a low traffic house.

Speaking of baseboards, where corners join now have large gaps and overall looks poor.

One of my biggest gripes is electrical. Both homes have had odd wiring. My newest home has 3 different sources on one 15 amp breaker - the garage, the interior hall outlets, and the exterior outlet. 15 amps is not a big circuit, and it constantly trips if using a vacuum inside due to a mini fridge in the garage. In the winter I can't use a space heater in the garage and or much of anything else. If I run a compressor, I can't run the mini fridge, deck lights, or space heater in any sort of conjunction. Whoever designed this electrical layout is a moron. Ironically, they also put a 15 amp circuit going to our storage room, which only has two 40 watt light bulbs in it. I could get away with 5 amps in there. I wish the garage had its own circuit. I wish the exterior had its own circuit. It usually trips if my wife uses the vacuum inside while I am doing anything in the garage. If you plan to put a freezer, refrigerator, or in my case, a mini fridge in the garage, this is a major concern, because if the breaker trips, you lose power and your food will go bad. All garage outlets are GFCI rated, so I can't bypass this for a refrigerator application.

Whoever they subcontract for pouring their driveways is inconsistent. My old house still looks fine, but my current one is cracked, and my vehicles only weigh 4k pounds, it's not like I am parking loaded down F-350s on it. Lots of neighbors have cracked driveways, or worse, where the cement has come loose and exposing the bare aggregate. The driveways show their wear with time. They need to up their quality or contractor for it. It really looks poor.

Their upgraded window shutters are made of a weird composite material that deforms overtime due to exposure to the sun and elements. Vinyl shutters have proven to be a better option, which we have replaced with.

I don't have this problem, but several neighbors have water drainage issues. Two have added a French drains; two others need to.

Insulation could be improved. I have several walls that feels extremely cold on the inside; I have not cut the drywall to confirm, but I suspect I have two spots with no insulation in my kitchen/dining room area. Wouldn't surprise me, as my neighbor recently discovered he was missing some entire sections of his attic from insulation.

Door frame rot. Current home around the garage and back door. Old house was the garage as well.

Cheap toilet wax rings - I have had to replace already. With proper install and a quality ring, I shouldn't have to replace on a young home with little use and no kids.

Overall there are issues, but at the same time I have been happy enough to buy a 2nd property built by them. They do make a good appealing home, and overall I have been happy.

Do yourself a favor and hire a quality, home inspection from an independent. Have it reviewed and issues fixed before signing at the title company. For new homes, do the same before the home warranty expires. One roof leak was replaced before the warranty expired, but sadly a second occured not long after. I have had 4 roof leaks in 2 houses. Not exactly a good track record.
