Tl;dr - After 2.5 weeks and multiple follow ups the original problem is still not fixed and the neither the insurance company nor I know what the next steps are.
I was assigned Jacobs by my home insurance company for a hot water issue in the shower. The representative gave me a call after 1 or 2 days about not finding parts and then went radio silent. I followed up after 2 days and he had forgotten about the work request by then. He finally arrived with the part and realized he needed another part in addition to the part he already had. He arrived at that conclusion after watching youtube videos for a while at my place. Following that he said he would have to talk to his boss and the insurance company because the missing part was expensive. I had to follow up multiple times again to get a response and he finally said he will ask the insurance company to transfer the job since he was taking a loss if he came back to fix it. I called the insurance company 2 days later and they said they hadn't heard anything from Jacobs. All in all a terrible experience and I hope AHS chooses better vendors going forward. So it's 2.5 weeks and my shower is no closer to getting fixed. -
NOT A LICENSED PLUMBER! CITED BY L&I FOR MISREPRESENTATION! After 5 weeks of increasingly concerning interactions regarding my tankless water heater, it became clear Jeff Jacobs did not know what he was doing. Although he assured me he was a licensed plumber, I became suspicious and contacted Washington State L&I. Two people in the L&I Fraud department confirmed that Jeff Jacobs is NOT A LICENSED PLUMBER AND HAS NEVER BEEN A LICENSED PLUMBER. Jacobs Family Plumbing is licensed as a "contractor with plumbing capabilities," with Jeff listed as the owner / manager, not as a plumber. Jeff Jacobs was at one point certified as a "plumbing trainee" or an "apprentice" but that license expired in 2018. Jeff is essentially a plumbing handyman who can work on minor plumbing issues that do not require special skill or certification. Jeff has already been cited and paid fines for fraud a couple of times for presenting himself as a real plumber, doing work he was not qualified to do, messing it up, and causing damage to the home. Before hiring him, contact the fraud department at L&I to determine which jobs he is and is not qualified to do.

I was referred to Jacob's Family Plumbing through American Home Shield when I had an issue with the fill valve in my toilet. Fill valves are a $15 part from the Home Depot and a 15 minute fix. However, Toto toilets may look nice but have a horrible design making you lift the toilet just to change out the fill valve. As such, calling AHS and spending the $100 deductible would be much cheaper than calling a plumber outright.
I put in a work order with AHS on January 14, 2020 and was contacted by Pam on January 15, 2020 for an appointment window between 8am-5pm on Friday, January 17, 2020. Jeff showed up around 12pm on January 17. Took a look at the toilet and said he needed to "special order specific parts" to fix it. I don't hear anything back from Jeff or his company via call, text or email so I follow up on January 21, 2020. Since all the "special specific parts" needed to repair the toilet were ordered Jeff scheduled the fix between 1pm-5pm for Saturday January 25, 2020. Here's when all the problems started:
1. Saturday January 25, 2020 I texted Jeff around 1:30pm asking to be texted when he's near my place, he doesn't reply. At 2:45pm I get a call from Jeff to reschedule for Sunday, January 26, 2020 at 9am.
2. Sunday, January 26, 2020 at 9:30am Jeff hasn't shown up, so texted and called- no answer. At 9:45am, Jeff calls and says he's waiting for his brother and will be at my house no later than another hour. I try calling Jeff at 10:30am, 11:15am, 12pm, no answers or responses to calls/text messages. At this point I'm not even sure he's going to show up so I send an email asking to reschedule-no response. Jeff shows up to my house at 3:00pm when no one is home so we end up rescheduling for later that evening. I texted Jeff requesting that he doesn't knock or ring my doorbell as it irritates my dogs. Jeff shows up at 7:45pm knocking and ringing the doorbell setting off the dogs. When he gets to the toilet he changes out the fill valve with a generic fluid master fill valve (one readily available at the Home Depot for $15- I live 5 minutes from a Home Depot so I was surprised when this was the replacement instead of a "special order"). At 8:15am, Jeff declares that he needs to go get another part of the toilet to finish the repair and he'll be back tomorrow, Monday, January 27, 2020 between 9am-11am to fix it.
3. Monday, January 27, 2020 I text Jeff at 8:45am to confirm the appointment and Jeff responds that he had to overnight a part and would be unable to fix the toilet until Tuesday, January 28, 2020. As I was leaving town, I had no choice but to change the appointment until 9am on February 4, 2020.
4. Monday, February 3, 2020 I text Jeff at 7:30am to confirm our appointment for 9am on February 4, 2020- no response.
5. Tuesday, February 4, 2020 I text Jeff as I haven't heard from him at 7:37am, he responds telling me that he's been in the hospital since Sunday and won't be able to come by today- great news though! He has my part and it shouldn't take long to fix!
6. Wednesday Feb 5, 2020 4:54pm, I text Jeff to get an update, no answer
7. Thursday, Feb 6, 2020 9:51am, I text Jeff a follow up email, and we schedule for Sunday, Feb 9, 2020 between 9am-11am.
8. Sunday, Feb 9, 2020 8:42am, I text Jeff to confirm our appointment he responds that he'll be here closer to 11am. 11:15am, I text Jeff for an eta, he says he's running late and is going to leave Everett around 15-20 minutes. He shows up at 1:30pm and "fixes" the toilet and leaves by 2pm.
After he "fixed" the toilet, the water tank continues to leak into the bowel, causing the fill valve to constantly refill every 5-10 minutes. Hoping to prove myself wrong, I let the tank fill up and shut off the water valve, the next day the tank was empty.
I had a horrible experience and would never recommend anyone to use this company. A simple toilet fix should not have taken this long and been dragged out for as long as it has.
Jacob's Family Plumbing:
1) gives AHS a terrible name
2) gives small family own businesses a bad rap
3) is unreliable
4) a joke -
I moved into a house that had recently been serviced by Jacobs Family Plumbing, specifically by the owner Jeff. My roommates and I quickly noticed a gas smell coming from the water heater. We called Jeff at 7pm on Monday and he told us to call back on Tuesday morning during regular hours to get on the schedule. On Tuesday we called and he said the soonest they could come was Friday. I said we wouldn’t have hot water until then and he said we should call someone else. We decided to keep the appointment and he said he’d send an email confirmation of the appointment. We never received an email.
On Friday at 8:30am both my roommate and I received calls saying that Jeff was on his way. He never showed. We called and sent messages multiple times throughout the day. The dispatcher said it was not her problem. Jeff responded only once in a text message saying he would call 1 hour before he would arrive. I told him he already called me saying he was on his way. No response.
It is now Monday the following week and I still haven’t heard anything from Jeff.
PSE took care of the problem in 1 hour from the time I called to the time the technician left.
As another reviewer said, calling literally anyone else would be better than calling Jacob Family Plumbing. -
Jacob's Family Plumbing has caused tens of thousands of dollars of water damage in my house. Jeff told me to my face that he does the bare minimum when dealing with warranty companies and his reviews proove that.
Jan 13: they arrive and tell me that the toilets need to be replaced. They leave.
(The 6 weeks between 1/13 - 2/25 I'm calling the warranty company and Jacobs Family Plumbing to try to get them out to finish the job)
Feb 25: they show up & now claim that they just need a new "tank to bowl kit". They replace it and leave without my knowing or approval of any work done.
I immediately notice a black gasket sticking out between the tank and bowl, the tank is on crooked, and the lid doesn't fit securely around the back of the tank because it's cooked. I send an email stating this and requesting they return immediately to do it correctly. They do not respond.
Feb 26: I make more calls to warranty company and Jacobs Family Plumbing trying to get them to return.
Feb 27th: 12:30am I walk out from my bedroom into the hallway onto my now soaked brand new carpet. The bathroom is flooded & water is pouring through the ceiling of the hall closet directly below. The hall and steps outside the 2nd floor bathroom are soaked. We use every towel in the closet to soak it up. We pull everything out from the hall closet. Water is standing in the crawl space below the house.
I make more calls
Feb 27th 11am: Jeff shows up from Jacobs Family Plumbing. He looks at the closet and promises to get a water restoration company out "first thing Monday morning". I'm very concerned about waiting as it is Saturday and Monday is 48+ hrs away but he convinced me that it's fine. He goes upstairs uninvited and removed the toilet that they put together wrong. Jeff promised water restoration on Monday & replacing the toilets "either Tuesday or Wednesday". None of that happened.
(The 3 weeks between 2/27 - 3/18 I'm calling the warranty company repeatedly asking where they are & when they'll fix the mess they caused)
March 18th*: Jeff with Jacobs Family Plumbing returns to replace the toilets. He now says that we just need a dehumidifier & he'll bring that out on Saturday. (Also I had to ask him to put his mask up over his nose. He originally came to the door without one on! I offered him one & he went back to his truck to put one on albeit incorrectly)
March 20th: no call from Jeff. No Jeff. He is not here and did not bring any dehumidifier.
I have since opened a claim with my insurance company to get this solved. They'll go after Jeff & Jacobs Family Plumbing to pay for the damages.
*in talking to him on Thursday March 18th, he told me how he only gets a flat rate from the warranty company so he does the bare minimum. Different from his cash customers who pay in cash & he can charge more hours. He also told me how my name was on their list but that I was continually bumped to make way for cash paying customers.
They took 6 weeks between 1st & 2nd visit (after canceling 1 week prior to Jan 13.) And they took 3 weeks after the water damage to show up to replace the toilet they removed without permission. In hindsight, it feels like he was getting rid of evidence!
This is not a reputable business. Never use them! If you have a warranty with American Home Shield, make sure they don't stick you with Jacobs Family Plumbing. You'll be very sorry. -
I called Jacobs Family Plumbing on a Thursday...their dispatch understood what I was in need for. The next day they came out and were able to fix my leaking water line, that was causing some major secondary damage. The crew was in and out within three hours! And the bill was a pleasant surprise, for it was hundreds less than another bid. Updating: we gave them another chance thanks to it being apparently the only approved vendor with our home warranty. I stayed home yet another full day waiting and nothing. I called to verify and they said they didn't know if I had an appt or not. They said they would try to figure that out and call me back. They never called back. Then they stopped answering my calls. TWO times we had a no show. Worst company and customer service I've ever had with a home repair company. Go to literally anyone else.
We have been working with our home owners insurance since 12/28/2020 in attempt to get Jacobs Family Plumbing out to fix leaks around our house.
Finally, on 1/5/2020 Jacobs Family Plumbing comes out. The guy was very nice and I told him about our leaking toilet and shower, he sounded super confident that he could fix it. I showed him an outside leak and he wasn't sure if he could fix that due to our insurance. He said he would come back soon, likely before the end of the week. He left without fixing anything even the indoor things (which I thought was odd, but again I am a first time home owner as of a month ago and wasn't entirely sure if this could be normal work ethics of plumbing companies.)
After numerous phone calls with Jacobs they confirmed they will be out today 1/13/2020 between 1- 5pm, so I took off work early at noon. They never showed. They never called. They won't answer my calls either. So here I am with ongoing plumbing leaks, and to top it off have also lost wages from taking off work today waiting for apparently nobody. I
If you are looking for a plumber, you might look elsewhere. Super disappointed in Jacobs Family Plumbing. -
My water heater's gas valve went bad. I field a ticket with my home warranty and they referred me to Jacobs Plumbing. I called over 15 times and left several messages to get an appointment or someone to come look at it with no answer. The warranty company gave me the cell phone number of the owner Jeff. I called him and he tells me to call the dispatcher. I told him that i called and left messages, he asked me to text him and he will get back to me as soon as he stops (he was driving). NEVER HAPPENED.
I called again in the morning several times and still no answer. I had the warranty company call and finally got the dispatcher to give me a call telling me that they're earliest availability for a water heater was in 7 days even if the house has no hot water in the middle of winter. She made sure I understand that she didn't care about my situation and that they're very busy and in demand.
Worth mentioning, that Jeff wanted an additional $250+ to come out sooner, to find out later that it was illegal and against the rules of the warranty company. Unethical and extremely unprofessional. -
Absolutely excellent service, quickly installed our new hot water heater and everything looks and works great. Post-install customer service was unexpected and exceptional. Highly recommended.

We had a frozen pipe break. I called several plumbers and no one could come out. Regulators Plumbing happened to be in the neighborhood fixing another broken pipe. My neighbor asked them if they would fix mine and they were eager to help. I'm very thankful for their professionalism and for the speed in which they fixed the problem.

These guys on are on it like white on rice. We made the call, they give us an estimate right away at a fair price, and they installed things the next day. We had a toilet replaced and it was probably the best experience we could have had dealing with a new crapper. Give Jason and his crew a shot.

Had pipes bursting in the garage on a freezing winter day. Regulators fit me in the same day, allowing us to have water back in the home promptly. Their communication was superb across the board, from the first call to walking me through the job and providing tips to avoid similar issues in the future. Awesome company, awesome people!

Tenant called me in the morning saying that my rental house may have a leakage according the water company, but they couldn’t find any obvious leak. I’ve reached out multiple leak detection companies, they quoted me 450 to 600 bucks for a service call. Jason from Regulator plumbing LLC called me back and told me he could swing by at the end of the day free of charge due to my house is pretty close to where he works. He showed up on time and spent nearly a hour explaining my situation and checked all my toilets, sink, faucets, etc for any possible leak in my house. And found a possible leak that could cause my water meter running continuously. I really appreciate that. I highly recommend this plumbing company.

Jason was right on time, he knew what he was doing and the job didn't take all day. His tools were in buckets and he laid down a covering over my carpet. His price wa fair. I would definitely use Regulators Plumbing LLC again and will recommend his services.

Jason did a great job! He came the same day that I called, and he fixed the burst pipe and restored my water. He was very fast and efficient and kind to talk to.

Jason was at our home on time, friendly and explained what was needed and how he would solve the issue. He updated us throughout the project and left our home clean. If we need a plumber again, he’s the first call I’ll make!

Needed a toilet installed, and they replied promptly to my inquiry, scheduled the install for the next day, communicated well, showed up on time, and completed the install with no trouble whatsoever. Great experience, will definitely call Jason next time I have a plumbing issue.
