Our marble floors were quite dull and scratched. Sebastian & his crew polished my floors, and now they're glossy & restored. They did a great job.

I hired this company to clean my restaurant floors after hours. The owner, Sebastian, assured me the job would be handled properly. Unfortunately, the results were extremely poor photos taken immediately after show the floors were still dirty and clearly not cleaned as promised. When I hesitated to pay right away due to the subpar work, I later discovered on my security footage that Sebastian had taken a shop vac from the premises without permission. Will be submitting footage to the local police department if not returned by next week.

Sebastian was AWESOME! He cleaned the tile at my Food Court so much oil and dirt and This man was self sufficient. I asked him what can I do to help and he said NOTHING. HE moved ALL chairs and tables by himself. I would definitely use this company again and HIGHLY recommend them and Sabastain

I’m so amazed by the results produced by Royalty Surface Restore! My wife and I needed our floor cleaned for years since buying our home, and we finally took the step forward to make an appointment with Royalty Surface Restore after reading all of the great reviews. Sabastian was our first contact with the company, and he was very patient and kind as he explained the ins and outs of the entire process. No question was too dumb for him, and he had very easy to understand answers for everything. Booked him right on the phone, and he was able to squeeze us in within a week. Plus, he personally took the job instead of just tossing us to someone else. Specifically, we were looking into grout cleaning with interest in grout coloring if the cleaning didn’t give the look we were hoping for. All explained by Sebastian over the phone with options and estimated costs. On the day of the appointment, Sebastian showed up on time like he said he would. Super easy to work with - respectful and kind. I tried to stay out of his way while he worked his magic, and he did just that! I posted up a before and after picture, so you can see the dramatic difference. He cleaned it so well, we didn’t have to even discuss grout coloring. I asked every flooring question I could think of which he answered, and Sebastian also left us with a gallon of neutral cleaner for our floors. The experience was great and the price was as expected - no sticker shock. We appreciate Royalty Surface Restore and Sebastian for his time and expertise. Sebastian’s guidance and hand holding throughout the entire process from initial phone call to the job was the icing on top of an already great service. 5/5 will hire again. Easiest decision I’ve made this month!

We looked at multiple contractors before hiring Royal Surface Restore, and we’re so glad we chose them. Price-wise, they were right in the middle of the spectrum — not the cheapest, not the most expensive — but absolutely worth every penny.
They cleaned and color-sealed the grout in both showers, recolored the grout lines, did a full recaulking around, and even cleaned a carpet. The quality of work was excellent — meticulous, clean, and professional.
Sebastian, who managed the project, was outstanding. He was extremely respectful, clearly explained each step, took notes during the estimate, and showed up fully prepared. He reviewed everything with us before starting and was very detailed in his approach. We requested a few extra caulking areas, and he took care of them without hesitation — just to be helpful.
The entire experience was smooth, professional, and well worth the investment.

So happy we had our tile and grout done with Sebastian! He explained the whole process very clearly. When it was time to set up for the service he covered our stairs' banisters, our carpet, and other areas very carefully to ensure his equipment didn't touch anything, but the tiles. We had black grout throughout the house from heavy traffic areas, when he was done, our grout was light grey again. Our floors look brand new. He is fair with pricing and has great customer service. Today, I had Royal Surface Restore clean my white tiles & white grout. Sebastian was the technician who worked on my floors. I am beyond thrilled & very impressed with the way my tiles & grout turned out. They look new & very clean. They even feel like they have been scrubbed. I was planning to put down plank flooring, but those thoughts are gone for now. Sebastian was very respectful of my home & myself. He was prompt, knowledgeable & communicated well with me. I own several properties around town. For my summerlin property, I decided to Google tile cleaning, and see who's near me. 1st on the list was royal, highly rated. I read some reviews, and new to ask for Sebastian. They came out and turned my floors completely around. From black grout back to glory! I will be using them for all my westside properties from now on. I too will recommend royal to my friends, and family.

What an awesome transformation! I’m not sure that the tile was ever steam cleaned in the history of it being in this house. Sebastian came in and not only did an excellent job cleaning my tile floor, but he was pleasant, prompt, and super efficient! I will hire him back for sure. I highly recommend his services.

Sebastien and his crew exceeded our expectations. Our tiles were really dirty from our previous tenant and we were getting the house ready for the next tenant. We called Sebastien on Thursday. He came out on time on Friday to give us a demo and estimate. He was ready to start the job on Saturday and he completed the work on Sunday.

One other amazing thing with Sebastien and Royal Surface, they don’t advertise this but they also provide handyman services and helped us patch holes and repaint a wall.

Sebastien also power washed and deeply cleaned our garage floors.

All in all very happy with the work and I’m going to refer him to our neighbors and our friends.

My wife and I wanted to get the floors professionally cleaned before Christmas. Sebastián, and Ray made it happen. We knew how bad the grout was but we also forgot how bright the tile actually is. They were very professional, and did an amazing job. Give them a call.

Sebastian was incredibly detail-oriented in his work as he sealed grout across both a large porcelain floor (while protecting woodwork edges), as well as comp'ing a large-scale tiled kitchen backsplash. He has a positive, can-do attitude and had graciously responded to follow-up questions I have had about aftercare via text.
