    They always answer the phone promptly. Customer service is nice helpful and friendly. Technicians always call before arriving with ETA.

    The folks are nice but the price went up way too high for me to justify keeping the full warranty. Now I just do the hvac maintenance package. Such a shame.

    Had a compressor on my home air conditioning fail. BFS stands behind their home warranty and replaced the compressor. Keep up the great work.

    I have been with this company for over 15 years now they are charging 75.00 to come to home and to check you drain pan, and flush it out, they are charging 129.00 to to flush it seems as though, they only care about what monies they can get from customer. It is so sad that this company has come to be like this .

    I have been using BFS for many years and have been pleased with their service. I also have maintenance contract with them. Technician came on time and performed maintenance service on AC. I have recommended BFS to my friends and they are also happy with service. Thanks.

    Unsuccessful repair AC leakage starting September 2021 with different technician. Flooding seal due technician errors and not taking responsibility for damages. January 2022 back with AC leakage. Terrible telephone attention especially from staff named RHONDA. Not answering emails giving information for charges not shown in policy. After such terrible service, we cancel its policy 01/11/2022. More than 15 years been their clients.

    The good: all the techs who have come to our house have been very friendly and helpful!

    The Bad: Long wait to get techs out, usually about 5 business days. Many items are excluded from coverage, GFCI Outlets for example, even though it’s marketed as a relatively comprehensive warranty program.

    Poor service and long wait time for the service guy to show up. Also, the issues are never fixed on first instance. They dont pay attention to the issue or when called in. For clogged sink, they noted AC line flush in the ticket and sent man without the required tools. Useless to sign up as this doesnt seem to be of any help. After they ruled out a clogged sink to be a stoppage issue without evaluting correctly, I was able to get hold of a plumber and get it sorted with basic cleaning

    After all this the lady calls the next day demanding for service call fee as a must irrespective of the service and refers to contract

    They just charged me 75 dollars and told me your blower motor not running.
    I knew that before
    They said they will charge me for motor
    I read their policy, I couldn't find anything regarding to uncover blower motor!!!!!!
    They mentioned all functional parts and components of electric central are covered.
    Why is blower motor not covered?!!!!!
    What can be wrong with ac unit that you cover?!!!
    Please don't waste your money and don't trust your realtor

    Do NOT use this warranty. They will refuse to cover anything they can. This is the worst home warranty I've ever used. Sarah, my contract says bathrooms: plumbing and electrical. The repair guy stated that it was leaks and GFCIs only. It must be nice to pick and choose what you will and will not cover. The repairman was at my house for 5 minutes. Breakers are loose, almost falling out of the box (needing jiggled sometimes to get AC to work), this company says not covered despite a line in the contract for breakers. Complete garbage home warranty.

    Recommend to all my realtor friend to stay away from BFS Home Warranty, complete junk. They claimed they are one of the few home warranty company that would allow homeowner to use their own contractor but when you file a service request they denied such fact. FYI for those who is not familiar, using our own contractor meaning it's faster and the person might be very familiar with the system as we may use the same one over the years. Bringing in a new contractor meaning we have to explain to that person the history and all that. Most importantly, your own contractor much more faster.

    Here's the true issue, I filed a service request early this morning because the thermostat is set to 72 and the inside temperature of the house is 80 meaning it's not cooling. They told me someone will be available to be out there this Friday. THIS FRIDAY????? It's only Monday today.

    My 3 Ton A/C condenser is started giving me trouble. The pressure is going very high, and it is faulty. BFS is generally very responsible; possibly due to a change in management in the local office, BFS started to decline to repair/replace. No solution is provided. I was given a quote for $7200 to replace the unit; that too a low-quality brand compared to the Carrier unit I have.

    If anyone from the corporate office sees this message, I hope you guys help me out. I am being a BFS customer for 10 years.

    Absolutely not a good company to hire. I got the home warranty for our new house. I called Friday morning as our AC was not working since Thursday night. The lady who answered the phone was rude and no willing to cooperate as I told her I need a technician ASAP. The heat in Texas is horrible and I have two little ones.
    They didn’t worry about it and sent me a technician on Monday ( They said” it is our earliest appointment “) My babies didn’t understand that and it was a terrible weekend for them. Monday the technician showed up and we found out that BFS doesn’t cover ECM motor. By the way, the contract is not clear on this. You can read on the contract that this is excluded “variable speed motors and two stage compressors” How I will know this is the same as ECM??
    Now it is Tuesday and they can’t give me an estimate on how much will
    cost
    to replace the ECM. Absolutely don’t hire this company. They want repair anything

    I've yet to have a positive experience with BFS. They failed to inform me that my fridge freezer, my stove, oven, and dishwasher are not covered because they're too high end. Well that information would've been useful before you took my money don't you think.

    Now today, my garage door isn't opening properly, and it will be 3-4 days before someone can come to look at it. Apparently it's not an emergency, because I'm supposed to be able to lift the door, despite the fact that it's a double door with glass so it weighs considerably more than I can lift. I'm a couple of weeks out of knee surgery, but the agent couldn't get me off the phone quickly enough, so she didn't even give me time to say that.

    All in all, if you're thinking about using BFS because they're a few dollars cheaper than the competition, don't. I'm going to cancel and find a company that actually cares about its customers because clearly BFS does not.

    I 'very Been using them appx 20yrs & sold their plans to my Clients being an Owner Of R.E. company. I Spent appx $19000 w them & 10yrs ago they were great replaced outside A/c. I paid $650. 10yrs later gone out they denied claim stating don't cover old freon systems. Also turned down stove repair saying circuit board not covered. B4 when A/C pan leaked $75 deductible few months ago came out 2 fix again this time $75+$225 service fee. Hired tech myself cost $70. Had garage door opened break said circuit board not covered. Recently had 3 fuses blow out half home no lights no stove. They said my fuses were extra heavy duty not covered. I asked what do u cover. Employees are nice but overall they take my $900 cover nothing. Not renewing policies. Terrible co. Also both my AC UNITS not working they said will replace for $10000. Give me $500 credit for system. Awful new owner I give them minus 0 rating. Dan Ross Broker

    #1 recent ciruit breakers had to fix myself since Angela said not covered. #2 Balcrest rent home daughter lived in did have Garage Opener coverage paid extra Angela added it I paid $25.00 wasted dollars. Also your company installed upstairs unit 10 yrs ago & Angela argued wih me for 15 mins stating they never replaced my upstairs unit. I called Goodmen Co Houston & gave them serial number & yes u purchased it 10 yrs ago but have no record of it. Why then you'd replace it not now? tell u why your company denies most every claim. Again u can try & fool the public & As a Real Estate Broker selling your product for last 20yrs, I've noticed it's not just me having issues most of my clients have nothing good to say about BFS. Yes at one time you guys were great. Buy talking with agents at meetings from other companies e.g.Select Home warranty & most others don't fix anything lately. doubt your company will be around much longer!

    I have had good experience in the past but my recent issue has been far from good. I have a fridge that is not cooling properly. They came out on original service request and thought it had been fixed. We noticed our milk etc was spoiling a lot sooner than before. I bought a temp gauge to check and it has been only cooling to about 50 degrees. Since 30 days had past i had to request a new service and pay again. They have been out to my home 6 times and still dont have
    a properly working fridge. The technician tries his best and is doing what they instruct him to do but it has been a nightmare for both parties. We are having to buy less groceries so they dont go bad and in return we have to do more trips to the grocery store as we are a family of 6.

    Like I said they have been great before but this time around it just seems like a lengthy painful process for all. Hopefully they can fix my fridge in month 2 of trying.

    Please do not fall into their trap. Nothing is covered under their policy; they say only a very few items are covered and should be standard, and most new models are not covered. They do not cover any plumbing work except for washers. Toilets are not covered unless they are 20 years old. If we ask them to fix something, they charge three times more than regular companies. To be covered by their policy, we need a 20-year-old product.

    Complained gas stove burner about 6 weeks ago. Service technician said he needs a part and we are still waiting for the part from past 6 weeks

    BFS responded to my complaint saying it is repaired but it is not true. It is still not repaired even after 6 months.

    Great service and speedy repairs. We have had our ac unit go down 2x , microwave 1x and fridge 1x. Wife would call it in and max 2 days later they are here and ordering parts if they dont have what is needed w them. 1-2 days after they come back and fix it. Very happy. 75 bux when we call in a repair and they warranty their repair. Nice marked vehicles and they call w eta before arrival.

    Raul from Houston has been the tech that always comes out and is great at his job!

    I've BFS warranty for many years, for two houses (one for my primary residence and other for rental property). I have been paying every year assuming that I'll get a good service when required.
    I have my first repair request for a refrigerator repair. It has been more than two months and it is not fixed yet. I have made multiple phone calls. But no one is helping including the manager.
    All the money I've paid to them could have bought multiple refrigerators. Useless and very unprofessional.

    Edit: BFS team responded to this comment on the same day. But it took them more than 2 months to repair the refrigerator.
    I also want to add that the BFS technician made few trips to my house. On one of the trip he said that the refrigerator is working good. I put the food only to know later that it was not working. BFS takes no responsibility for this.
