I called JLR Plumbing on Tuesday afternoon [Oct 7, 2025] after I'd walked into the laundry room and saw a quite unwelcome site on the floor: water seeping out from the hot water heater.
Sigh. Instant (and obvious) assessment: another aging appliance that needed to be replaced.
I ran a quick AI query (I'm an IT guy) for prices and service providers - i.e., plumbers - in the Spokane area. And read a few reviews online (mostly Reddit peeps lol) for suggestions and feedback.
The first plumber I called told me he was booked for the next three weeks... and well, that wasn't going to work lol. (He said as much. Came across as a nice guy.)
The next on my short list was JLR Plumbing.
I called and spoke with John R and he said he could have someone out the next morning (i.e., today, Wed Oct 8) between 8:00 and 8:30A. And if that would work?
You bet'cha John!
(I also asked John about the estimated cost, and he replied with an amount that was well within the range the AI query had indicated for the Spokane area. I'd like to add that my neighbor had to replace their hot water heater a few months ago - they had a mess to deal with, and their failure was a bit more catastrophic than our "seeping" issue - and they'd paid... well, significantly more... yes, I'd asked them, as I'd been eyeing our water heater with a suspicious and jaundiced eye for a few months lol.)
Next, for simplicity's sake, I filled out the online [contact] forms at the JLR website, included a couple of pix of the existing water heater layout, and directly texted John a few questions over the next hour or... all of which were promptly and courteously responded to.
Whelp. Steve the Plumber Guy arrived promptly on time this morning [Wed Oct 8], as promised. He even texted when he was en route.
He was finished in lickety-split time. In. Out. Wham. Bam. Done.
We got a new hot water heater in well under two hours. We got a super clean (especially by comparison) install. Bonus: we got a great warranty.
Steve. Was. Great.
No. Seriously: he really was great.
Courteous. Informative. Patient. And expert.
... he did a fabulous job. Including some changes I asked if he could do (it's an old house, and some pipes needed shortened lol from the previous owners).
We are very-very-very pleased here in north Spokane.
Now. I hope I don't need 'em again any time soon lol. (I.e., I hope we don't have any plumbing issues for a while.)
That said.
I will happily and confidently be a JLR repeat customer if we do need a plumber.
And I would without any hesitation at all recommend JLR Plumbing. And especially Steve the Plumber Guy. Highly recommend.
... btw, yeah: of course I added JLR to **my** short list. They moved to first-to-call status, for great service and reasonable cost.

John and team were great! Super friendly, replaced our water heater quickly and very fairly priced. John also took the time to walk through our options when deciding to replace our water heater which we appreciated. We highly recommended JRL plumbing.

The technician, Steve, was knowledgeable, friendly, and answered all my questions. JLR Plumbing's price to replace my 50 gallon water heater was significantly lower than the well Known outfits. Request Steve as your technician when you contact JLR Plumbing for their services.

John got right back to us with a fair bid to
extend our outside water line 100 ft to our barn. He and Steven showed up right on time and did a terrific job. We are beyond pleased! Highly recommend. -
Sam and his crew are dependable, hard working and his experience really shows when compared to other outfits around town. Call these guys first!!

Arrived within the hour on a Sunday Labor Day Weekend. Charged far less than expected. Knew exactly what the problem was and had the part on hand. Friendly, professional, and knowledgeable.

Fixed my hot water heater within 48 hours of noticed at a very reasonable rate. 10/10 would recommend!

Had Sam come out to quote my food trailer.. took 4 days to come out.. didn't quote me there..said he'd have to write one up.. just has left me hanging.

There are not many businesses like this anymore. Where they sincerely act like they care about your problem. I have had them out three times and they are professional and kind and reasonable as we are on SS. I will have them again and recommend them to everyone. 5 stare A little expensive.

We will only use Spokane Plumbing and Heating. They are honest, professional, respectful, kind, considerate and provide Excellent quality work at an extremely good and fair price!!!

These guys are amazing, came in under every other bid by far, were extremely efficient and the AC they installed works great. They had also installed a toilet for us. I cannot recommend highly enough and will use them forever.

Would not recommend. Extremely expensive. Charged me $90.00 hr. for apprentice to watch. I need follow up work on $1600.00 50 gallon water heater that has not been done. Nice guy, but not good business man. Rating-2

We called to set up an estimate, and talked to a man named Sam. The day before our estimate appt another man messaged my husband and said he was on his way. When my husband asked why he was going a day before our appointment, he called and said they’d mixed up a bunch of peoples information and just got them confused. Not the most professional, but not a huge deal, this man said he’d have Sam call us and confirm when he’d be on his way for our scheduled day. No call. My husband then messaged asking if anyone was still coming out to do the estimate and nothing, no response. It’s now the day after our appointment and still nothing. Looks like we’ll have to find another company that wants our business.

Great service! Knew how to fix our AC unit and did it fast on a 95 degree day. So thankful!

I had a burst pipe in my basement, Sam came and repaired it very quickly. Even with off hours prices, they were reasonable. I will be keeping their card handy and give them all my business.

We were so impressed with Justin’s work and integrity that we have been referring to them for a year and my parents now use them. However, yesterday I had to call twice with no return call, called again this morning no answer, emailed, then called again and got someone, Sam. He asked for our renter’s information and then never contacted them and I had to text to see when he would be on his way since he never phoned them. Unfortunately, due to no communication my renter had to leave. When I texted him to say due to lack of communication she left and has asked if someone could come Monday. He says he can’t til Maybe Thursday because they are busy. I then ask if they can do the unclog and assessment without the renter present and he didn’t feel comfortable with that, ok… anyways long super short the customer service and communication is abysmal which is disheartening because I am all about supporting local businesses. Not sure what happened to Justin, but Sam is unprofessional and they have lost a customer.

Spokane Plumbing and Heating came to our rescue yesterday (New Years Eve) and if we could give them 10 stars out of 5, we absolutely would! They got us through an extremely sketchy situation with so much kindness and compassion.
Our kitchen sink backed up late in the evening on 12/30 and they got back to me within minutes when I reached out through yelp after 11pm. We all assumed that it was a standard clog in the sink and that it would be easy to tackle, and so they squeezed us in between jobs the next day. BOY DID WE ASSUME WRONG.
Spokane Plumbing and Heating came over and quickly assessed the situation and tried to snake the pipe. They noted immediately that some of the plumbing under the sink was put in incorrectly and that our pipes were a 1/2" too small, but we didn't think it would turn a simple job into a 7+ hour ordeal.
The small snake didn't work. The medium snake didn't work. They left and got a brand new snake which they thought would get the job done. It did not. In fact, it got stuck. They had to pull out the dishwater and install another access point directly into the pipe so the snake would (in theory) not get stuck. This theory did not pan out, and the snake got stuck and they couldn't free it up. That's when they had to start cutting into the ceiling in the basement to access the pipes, where they uncovered an absolute nightmare. Before flipping the house, not only did our seller use pipes that were too small among other issues, but they also piped them at an UPWARD SLOPE, causing the gunk to completely block the pipe solid. They cut the pipe out and drained the sludge from it, then reinstalled it and went to finish snaking it because surely that would be the fix, right? Wrong. The snake went through the portion of pipe they removed only to hit another clog which could not be moved. They had to go back down to the basement, cut into more ceiling, and do the same sort of process again. The second time they cut into the ceiling, they found even MORE issues. It was absolutely insane. Thankfully, that time it worked and they were able to fix the clog and put it all back together for us, tidied up, collected all their trash, and left the house looking essentially the way it looked when they arrived, minus the holes in the basement ceiling which we need to rip open anyway, so it's kind of moot anyway.
The reason I wish I could review them at 10/5 stars is because they did everything I described above and they never once stopped being considerate and compassionate to the situation. We were absolutely horrified by what they discovered and with each passing hour it seemed to be getting worse and worse, but they kept reassuring us that they would not leave us hanging and that they would be able to figure out the problem and fix it. They also reiterated over and over that this wasn't our fault and that we had been totally screwed over by the seller, which really helped to hear. I spent probably 5 out of 7+ hours watching them work and they never lost their sense of humor, even when the job continued to become more and more frustrating. They happily educated me when I asked about a million questions to try to understand what was happening. They were also extremely pet friendly which is a bonus.
This took a simple snake job and turned it into something which took 2-3 people (2 to start with and then they had to call for backup) over 7 hours to complete. My husband and I just sat helplessly watching the hours tick by and wondering how we would even begin to cover the bill, but at the end of the evening when everything was said and done, they only charged us a fraction of what they normally would have charged. They said they couldn't in good conscience charge us for what their base rate would be because of the situation, which seriously was a life saver. I have no words for how grateful we are that, now, of all times, a small business chose to take a loss on the job to save us from an astronomical bill. They extended unbelievable kindness and compassion to us and our situation. -
Hands down this company is top notch and will not disappoint. Justin and Braxton went above and beyond our expectations not only in knowledge and professionalism but true compassion for our family. You don’t get that level of care anymore. We can’t thank you enough Spokane Plumbing and Heating for making us a priority on your already busy day!

I called for a non-urgent boiler problem. Justin was at my house less than 24 hours later. They were able to fix a total botch job by another company. They did a fabulous job, were very professional, and left my house as clean as they found it. I am very impressed with their work, their service, and their timelines. There is no way that I would use anyone else to work on my boiler!
